I stayed at this B&B whilst on the St. Cuthbert's Way, and I found it very convenient all round, friendly welcome, a huge room (with generous heating which was great), and a generous breakfast. I stayed there on a Saturday evening in the room on the ground floor and didn't have any problems with late-night revellers that other reviewers have reported. I was glad to have such a centrally-located B&B because there were shops and cash points nearby, as was a very nice Italian restaurant. I also liked the little box of chocolates on the mantle piece.
