Rooms are not unpleasant and staff are friendly but the hotel is a little shabby overall. The main problem I experienced was noise as my room was located above the kitchens and the place where the staff went for a smoke and a gossip. This is not the first time that I have stayed at this hotel and rooms towards the rear of the hotel all suffer from noise from the kitchens. Evening meals are not brilliant but the Cogglesford Mill restaurant is just a couple of minutes walk and serves excellent food.

This hotel is pretty shabby and overpriced - £74.75 for B&B.

When I complained about the dirty bathroom floor of my ensuite (more than a dozen pubic hairs), no apology was offered, but a scowling "we'll fix that for you sir". When I went back to my room the count was down to a couple!!!!

Ensuite had mould in various places, window latches broken, bath chipped - very worn.

Service was very slow for food and food is only served in the evening from 7 - 9.30.

I had read the previous reviews and did not believe that it could be so bad. WRONG. It is. I have stayed in many excellent B&Bs at half this price.

“Overriced for what's on offer.”

My wife and I stayed at the hotel in November 2010. Overall the hotel was pleasant enough and the food tasty. The room we stayed in was dated but fine, however considering the entire package I didn't feel it was especially good value for money as the room was quite pricey.

“Brilliant birthday party venue”

18 of us (plus 2 babies) had a brilliant time at my 30th at the Lincolnshire Oak. The staff members were really helpful and polite, and the afternoon tea, dinner and cooked breakfast were delicious. The staff had gone out of their way to set up the dining room beautifully for an elegant evening. They were also very helpful with the babies, providing travel cots and high chairs. We all had a super night - thank you.

“Bitterly disappointed, very rude staff!”

After looking at the website, I was very excited about staying at the Lincolnshire Oak. Instead I was left bitterly disappointed - Not worth the price tag.

Our room was tiny, dated and grubby. The bathroom had mouldy taps and the shower leaked.

The kettle in the room was full of limescale and looked as though it had never been cleaned.

The breakfast included over-cooked eggs and bacon and some strange fried potatoes that were dripping in grease.

The woman at reception was incredibly rude and arrogant . We paid for our room through last minute.com, but when we came to check out, the receptionist claimed that we hadn't paid and tried to charge us again. I showed the receptionist the receipt from lastminute.com, which showed we had pre-paid for the room. However she maintained that we still hadn't paid, addressing us in a very patronising manner.

The manager was not available at our time of checkout. But we are following up separately with our complaint. The payment issue is still not fully resolved.

An utter shambles, rude staff and tired rooms.

I'd recommend staying at the B&B in Ancaster where our friends received excellent service.
