We found Seabrook House clean and comfortable. Ok the taste of decor was not my choice but our room was very clean and smelled of fresh paint! There are some nice touches - there is a fridge accessible downstairs with fresh
Milk in case you don't like UHT in the bedrooms, a toaster on every table in the dining room for unlimited bread at breakfast and we actually found the staff to be very much in the background - nit breathing down your neck all the time. For the money we could not find fault. Hythe itself, on the other hand was not very interesting!

Shabby room, bold print wall paper, bed saggy and one old blanket only on it. Bathroom has carpet which is really Yuk !! my daughter had no cold water in her room and was told they knew about it but couldn't do anything so she couldn't wash there as the water was too hot! Breakfast was foul, the table cloth was dirty as it had already been used by the guests who got down before us. The standard of the food was very average, cheap sausages were inedible,everything was in short supply ie running out juice, no fruit at first when it came it was all tinned, lovely English waitress helped us although she was rushed off her feet .When we went to check out and complain the person who spoke to us couldn't speak English and just wasn't bothered at all, she just took £5 off the bill for my daughter's room and shrugged! How the AA can give this place 4 diamonds they need to inspect it again it would be lucky to get 2.My husband says it has put him off bed and breakfasts for ever!

Well whee do i begin firstly i will say i am not a moaner but i have good reason on this occassion. I booked a family room at Seabrook House for myself my partne and his 15 year old son. I booked it because it looked very nice on the websight and the location was great for what we wanted to do while in Kent. I booked with a booking agent 2 months in advance and received confirmation the next day. On arriving at the property there was noone in sight at reception apart from a girl in a side room doing some presing she ignored us even after i poked my head into the room twice. I ranf the bell about three times before a very unfriendly looking woman apperare. To cut the long story short she said we weent booked in after looking at the book which she shoved at me someone else was booked into our room. She just kept aying no room and shrugging her shoulders. She spoke to her mamager on the phone and said shes busy cant speak so i asked her call her back i want to speak to her. She called her back and as i spoke the phone went dead then the manager txt and the woman shwon me the txt saying i cant answer i am busy your name not in book. Well i wa fuming to say the least the woman disappeared again. I went out and called the booking agent they tried ringing but got no answer. I went back in and rang the bell thre times no one came i asked the girl in the side room does this bell work and she said i dont speak english i asked her to go get the other woman and off she went. She came back and the booking agent spoke to her on my mobile to no avail. Anyway i could go on foerever the lovely ldy at the booking agent found us somewehe else which was difficult as everywhee booked up and it cost me £125.00 extra which Seabrook House have been told they have to reimburse me. After my partner driving for six hours from the other side of the country this was the last thing we wanted to happen. Avoid this place like the plague the staff are rude and ignorant and uncaring to say the least. Oh i forgot to say i rang the hotel direct a wek before to see if i could book an extra night and they confirmed this was o.k but when i looked at the book we weent even booked in for this night either. What a shambles. I understand mistakes happen but if i made a mistak like that i would bend over backwards to make amends.

Asked to book according to the offer on their website and told that that offer is for winter only, pointed out it doesn't say that on the website, but booked at normal price anyway. Wish we hadn't. Phoned to say that we were running late and were told that they thought we had already arrived and had given our room to somebody, who they thought were us! Not a good start. Gave us the 'penthouse' suite for the first night at Turret room price. Everywhere was grubby. Carpets like a bad nightclub, dirty, stained and sticky under foot. Obviously don't have an extraction system in the kitchen, as from 7.45am onwards all rooms smell of fried food, yuk. Decorating in progress (though not warned of this) so wet paint and ladders everywhere. I guess they don't rely on repeats bookings being so close to the Channel Tunnel, so couldn't care if your stay is good or not. Isn't value for money, staff are uncaring and miserable, can't really think of any good points, apart from it has a car park. Truly expected Sybil and Basil to appear at any moment during our stay.

Some good points to start off with, the hotel's pretty easy to get to from Folkestone town centre (bus from the main station runs about every 10 minutes during the day) and it's in a nice quiet area close to the sea. Downside is that there's not a lot within easy walking disrtance in terms of shops and restaurants although I'd recommend the Fountain pub down the road.

It's a big turn of the century building with a good sized car park at the front and looks inviting, but things went downhill inside. The cluttered and univiting reception down the corridor was deserted and it took me a good few minutes to find the bell to call for attention (turns out it was on the door frame outside). Once someone arrived she was friendly enough (although rather flustered) and showed me to the room straight away. Oh dear...it reminded me of my rented student digs back in the early 80's. Loads of cheap mismatched pine furniture, nasty decor, sagging beds and a musty-smelling shower. Don't come here if you're after the finest in-room entertainment either, there was a small portable TV hooked up to a VCR. After several minutes of positioning the aerial behing the net curtains I eventually got a grainy version of Channel 4 and that was it.

Breakfast is over a relatively short period (8.00-9.30 if I remember correctly) and the consequence of that was that the one person serving was rushed off her feet seeing to so many guests at once. To her credit she was extremely cheerful and helpful in the circumstances. It was all freshly cooked and came quickly although the quality of some of the ingredients (sausage especially) wasn't great.

One plus was that the rate I'd seen on the internet was £70 but I was only charged £50, which was at least nearer the mark. I was hovering around a one star rating but in the end the helpfulness of the staff just about swayed me to give two. This could be a really nice hotel but they really need to smarten it up, declutter it and invest in some better furniture and fittings and a couple more staff. As it stands I can't recommend it.
