Stayed there nov. 29 for three nights. Paris gave us great recomendations; island is basically quiet with most shops closed. Location is great, comfortable wide beds and radiator heating, got sick in another place in Ia by the a/c.

We stayed at the hotel in September 2011 in a triple room off the lobby. The accommodations were simple, but clean and comfortable. The balcony was great - we were in the thick of Fira - lots of activity, but not too much noise as we were up on the 2nd floor. We were unable to get Caldera view rooms, but honestly it made no difference to us, as we had the entire rooftop area with lounge chairs.

I think the hotel has one of the very best locations in Fira - we could see both sides of the island. We had breakfast up there every morning and watch sunsets on the rooftop. We even bought candles and had a dinner party up there one night. The cold jacuzzi was also amazing. Big enough for a pseudo swim, and so relaxing and perfect for hot Greek days.

The staff were very sweet to us overall. The last day, the owner came up and said hello, and revealed that she bakes some of the breads and sweets that come with their amazing breakfasts.

it was our favorite place to stay during our Greek vacation! A wonderful, wonderful place.

Theoxenia Hotel was great for what it was. It had:

1) clean, comfortable, quiet rooms (some of which had amazing views of the caldera)
2) delicious breakfast delivered to your room or one of two common deck/patios
3) a fantastic roof deck with views of sunrise (great for having breakfast) and views of sunset (great for having a bottle of wine). Note that when I went in late September, the sun would set behind the island of Thirassia, so you couldn't actually see the sun set into the water from anywhere in Fira)
4) gracious staff with excellent recommendations on other activities to do on the island and restaurants. We had to ask for their thoughts; they were not pushy at all.
5) access to a pool at a sister hotel down the street
6) firm, no nonsense beds that were nonetheless comfortable (in our room, at least). linens and towels were changed every day, if we wanted. maid service cleaned our room once a day.

What was less great:
1) the neighborhood is very noisy at night (and all day). Just a fact of being in downtown Fira, nothing to do with the hotel. The good news: the doors to our balcony were incredibly soundproof. The bad news: even though it was beautifully cool at night, we had to close our doors and use the A/C to keep the room cool
2) the pool is very nice for sitting and having drinks, however it has no view (you could be anywhere in the world... surrounded by walls) and is a ~3 minute walk from the hotel. Not a burden, especially given the price, but also not as convenient as the other places we stayed on the island.

Overall, great value, and fantastic experience.

I booked this hotel after reading the fantastic reviews on TA. There were many pros and cons to this hotel and i will provide details of both so that you can judge for yourself whether or not it meets your travel needs/requirements:

Pros:
> Well situated in the busy part of town so everything is always close by
> Management are very friendly and accommodating, and even made breakfast for us when we arrived really early on our first day
> Though situated in a busy area, it was nice and quiet in the room
> Breakfast was more than adequate - usually with a fried egg, savoury pastries, sweet cakes and bread.
> Sister hotel had an amazing pool with day beds

Cons:
> Our sea view consisted one corner window which (when you're standing up) looked out onto a shared courtyard, which in turn had a sea view. To me, i think it's very deceiving to sell all the seaview rooms as equals because there are obviously massive differences from one room to another.
> Room had a mouldy smell that was there the entire time
> Bathroom was extremely outdated and didn't feel overly clean
> Floors are so dusty the soles of my feet turned black everytime i took my shoes of in the room

Overall, the cons listed above outweighed the pros by far. It didn't help that our friends happened to be staying Kavalari hotel just 50 metres down the road and had a true sea view from massive windows in front of their bed which opened up to a view of the sea and the volcan (and not to mention they paid significantly less than our 185 Euros a night).
