This is a fabulous hotel for a sun holiday for a couple or family in a really stunning location 20 seconds from a beautiful, clean, white pebble beach with crystal clear water and a really cool beach bar. The hotel is located between Brela and Baska Voda in an area that is quiet enough for those who want to rest, but 10 mins stroll (and I am 6 months pregnant, so I mean gentle stroll) along the beach to either Brela or Baska Voda. BUT- I would warn those with mobility issues that this whole area is located on the side of a mountain and so there are LOTS of steps not only in this hotel, but in the area as a whole. Those with buggies or wheelchairs would suffer. If you are determined, try the Soline hotel which is closer to beach level.
The hotel staff from the outset were extremely helpful, welcoming and relaxed, despite our last minute booking in peak season. (Note- I was able to bargain a lower rate than originally quoted with the hotel on the phone.) Like the rest of the area, the hotel was immaculately clean. I didn't see one mosquito or cockroach. Indoor and outdoor was kept spotlessly neat and tidy. Breakfast was included in our room rate. The breakfast buffet was excellent, with a range of hot food including pancakes, omlette, bacon and fried veg, cold food incluing cheeses, fresh and tinned fruit, various breads, omlettes, donuts and biscotti. We took our coffee to the terrace overlooking the pool before heading down the steps to the beach each morning. Beach towels are provided by the hotel (on refundable deposit) which you can refresh each day if you wish. The pool seemed to be freshwater, rather than chlorinated so the swallows swooped in for a drink every so often. At the bottom of the steps to the beach a small grill served lunch and drinks til about 4pm in the shade of the pine trees overlooking the sea. The food there is lovely. This is a nice spot to seek shelter at lunchtime.
Although we weren't that interested, there was occasional evening entertainment, not loud enough to disturb. There was also an activities schedule for kids in the hotel, an although not advertised, a little playground near the bottom of the steps.
All in all I would highly recommend this hotel (with noted exception to those with mobility difficulties) and myself and my husband hope to return again soon!

A note for any Ryanair travellers - the Zadar airport is only 2hrs drive on the motorway, but about 4.5 hours if you get the public bus. I'd advise hiring a car (Avis,Hertz,Europecar all have offices in the airport) to get to and from the airport, but book well in advance as none were available when we tried in July. A taxi from Berulia hotel to Zadar costs €180. Taxis in Croatia are expensive.
