You need to know, this is what it is. An older roadside inn outside of the center of Greenport. You will get a clean room and shower and bedding with absolutely no charm and no ambiance. There are no services (it's a motel, you drive up and go to your room). If this is what you are looking for, great. We needed a less expensive room for one night and this is what we got. Nothing more, nothing less.

North Fork needs more choices, especially with the wineries having weddings and events.
The Sunset needs some updating. The bathroom fan was so loud that I was afraid to get up at night to use the facilities. Good for old people that are hard of hearing. We asked the cleaning people that came and they informed us that all the rooms have fans like this. The bed was "unplush" and the chairs and screens were filthy. For 175 a night off season, I would think they could at least wipe off the chairs before we checked in. Hey Southold! Get with the times!

This is a great place to relax, enjoy the beach, and see the charming town of Greenport.
Staff was friendly and accommodating. Listening to the surf at night was calming.

This motel is located just 10 minutes from Greenport on Route 48.
Rooms have a great view over the beach to Connecticut.
The Cottage is a quirky 2 room wooden structure that you will love or hate. We loved it.
Staff were very helpful, supplying extra blankets when the weather turned unexpectedly cold. They have a wealth of information about the district.
No restaurant on site but lots nearby & we used the cooking facilities every day.
Close to the Long Island vinyards, which we had never heard of!!
Would happily consider returning for a longer stay; it's such s great location.
