Given all the rave reviews, we expected a little more. The villa is well kept and the staff is awesome, but everything was not paradise. Location: Yes, it is 60 meters from the beach, but you have to walk through big puddles and then cross the drainage water to get to the not-so-clean beach. The road is quiet at night but during the day forget about taking a nap with the scooters zipping up and down. One also does not need an alarm clock as the cocks wake you up with daylight!

Our major disappointments were the small size of the lot and the lack of any view. The open air access to the bedrooms during rain – and it rained a lot! – was a major irritant, as you will get wet unless you use an umbrella for those 5 to 10 steps.

Overall, we did enjoy the place – and the staff is superb! - so please do read some of the rave reviews for a balanced feedback!

Villa Kipas was gorgeous and the service was fantastic. The villa was spacious and had everything you could need. I loved the huge ensuites. The pool and the garden were gorgeous, Especially the lounges around the pool. The staff looked after us very well. The cooked breakfast every morning was delicious. Would definitely like to return.

This was my first trip to Bali and from the second I stepped off the plane I was looked after by the fantastic freindly staff of Villa Kipas which was the perfect start to a new adventure. The Villa is just 2-3 mins from the beach and in the center of Seminyak. As you walk into Villa Kipas the first thing you notice is the goldfish swimming in the ponds under your feet and then all of a sudden you capture the rest of the outdoor area this villa provides, such as an amazing pool, numerous places to sun bake, but most of a relaxation Oasis . The Villa is stunning!! Luxurious bedrooms, HUGE beds and 5 star bathrooms (love the shower) are all apart of the special experience Villa Kipas provided me... Diah made us beautiful breakfasts every morning to make sure we had right start to every day. A faultless experience and am already planning my next visit. I recently stayed at Villa Kipas and was over the moon as soon as i walked through the doors.

However the service of the villa does not just start from the doors but the fantastic personal service you get from the airport with having some someone go through customs for you to being picked up in a well presented A/C car and greeted with a cold towel and a drink.

Once getting to the villa i was instantly put in relax mode as the the villa itself is simply amazing and the staff will stop at nothing to ensure your holiday is the best it can be. Having a pool, outdoor area, kitchen, living room and stunning bedrooms with a extremely high class en suit while only being 100m from the beach.

I highly recommend this Villa to anyone and guarantee a fantastic experience.
