“A great value”

My friends and I have been going to Seaside for the St. Patrick's Day parade weekend for well over 10 years now. The past 5 years we have stayed at the Franklin Terrace. The place is a great value. I mean you're staying at a cheap shore motel so you can't compare it to a Hilton, Marriott, etc. The price is cheap (off season it's about $65 per night). It's a fantastic location! Close to the boardwalk, clubs and the main road where the parade is held. The rooms are not luxury, but they are clean and that's all I care about. Plus you get a fridge, stove, etc which is a great convenience. Our group takes up more than half of the motel when we go down and we have never had a problem (of course we are not young irresponsible kids either). I have only stayed there off season and would not recommend going during the summer as I can imagine it would be filled with aforementioned young, irresponsible kids celebrating prom, graduation, etc.

“NEVER STAY AT THIS MOTEL!!!!”

I recently stayed at this motel for a three night stay (Thurs-Sat) with some friends and we paid upon check-in. The only thing that I can say good about this place is it's location. The motel is dirty, reaks of curry and the bathroom is only an appropraite size for "little people".The management is rude, irrational and money hungry. They will try and nickel and dime you and pay a ridiculous amount for having 4 people in a a 2-4 person occupancy room. Then try and harass you while you're staying there and accuse you that you are sneaking people in and you owe them anywhere from $25- 50 extra charge/night (mind you this extra charge changed with every person who worked there).After the first night we were yelled at in the morning when walking out the door, so we called twice anonymously and asked a rate for a two night stay for 4 people they told us an amount of$325 + tax and it changes when you are in person or even by the minute the rate changes.When you question them in there tactics and demand to see something in writing they will smirk and tell you " it's just the business." It was unwarranted and ridiculous that these businessmen will scream at their customers when we gave them more than enough payment to stay there and calmy approached them about the situation. When we were in the office trying to clarify the amount for the room, another girl walked in asking about vacancies and they gave her a higher rate then ours for just 2 people for 2 nights.After witnessing that I had told them that all they were doing is trying to take advantage of people and they had no response. The staff wouldn't even allow a customer who was locked out of their room without a cell phone because it was left in the room a phone call from their office. The customer informed them of his unfortunate situation and he asked politelty and they told him absolutely no office phone calls permitted. They didn't even offer to open his room for him. Maybe they were too concerned that they'd actually have to do something that any other respectable business would do. On Friday night of our stay they knocked on our door after 4am telling us that they were kicking us out and going to arrest us because they needed more money. What kind of establishment treats their guests like this? After my boyfriend reasoned with him, he finally backed down and said he would need the money in the morning. The next day we went back to the office to clear it up and the rate of the extra charge had changed again!This was absurd!They didn't even have the common courtesy to have housekeeping service our room the entire stay. The parking lot was set up like the game of tetris and when u can't get your car out of the spot when it's blocked in all sides management will yell at you for parking where they told you to park. Staying at this motel was the worst mistake!Don't ever give these men business!!!It's not worth the hassle that they will give you if you do. Trust me nothing good will come from it.

“Great amenities for price”

I am a business traveler and always look for amenities that made me feel like at home. I travel four days a week on business. I found this hotel on the internet and booked it becasue of all the amenties it offered for free.... like free WiFi hi speed internet. The room consist of microwave, refrigerator, cable color tv/w remote and so on. The staff was courteous. The room was nice and clean. The hotel was also conveniently located near restaurants and bars... actually walking distance.I recommend this motel to any one. I spent less than $80 per night which is a bargain in this area.

“Terrible”

We were unable to go anywhere because our car was placed in a puzzle-like parking lot. To get out at check-out we had to knock on others' doors to get them to move their cars. We were in the room by the office and had to listen to the phone ring all day and night. It was truly a unique experience and not in a good way.

“don't accept end rooms”

the room we stayed in was small and barely decorated, there was a pole right in the middle of the room and the beds were awkwardly placed. it was fairly clean, and the bathroom was a step up from the main room. some of the staff was courteous, but the manager was standoffish. the parking is also extremely tight. once you get drunk the room doesnt bother you as much but when you first walk in it's definitely a shocker. if you stay here demand to have a middle room. ive stayed at the belmont and the bay breeze in seaside and they both trumped this one by far.
