Stayed here for the weekend and rarely if ever have found a dirtier bathroom. Room itself clean and large but when we picked up the bathmat it was covered with dirt and bugs. Also there were four (4) air fresheners in the room including one plug-in. The smell was horrible. All we could figure out was that the musty smell had to have been overwhelming enought for them to figure out that this was the only way to cover it up. Anyone with asthma or allergies....watch out. Never again.

This is an old-fashioned mom and pop kind of operation. My spouse and I were split on this, hence the four stars. I thought it was just OK - worn and sparse but clean and good value (thus 3 stars) - while my wife loved its simplicity, which reminded her of the old days on the Cape (5 stars).
Cheap, homespun hospitality, clean, quiet, nice view. If you are not super-fussy or trendy, good for a night or two.
PS: Sandwich is the most underrated town on the Cape for sightseeing, and actually less touristy than most other places.
My boyfriend and I stayed here for one night while we were travelling around cape cod and it was the best value room we found. It was in a lovely setting in cape cod and the room was very spacious and clean. Kelley the hotel manager was absolutely lovely and gave us a wealth of information on things to do and see in cape cod. She even went through the trouble of printing us a welcome pack as well as looking for hotels for us to stay at for our next night's accommodation. We would definitely stay here again and have not found a better service since.
The place is for sale and it looks like they are putting no money into the ramshackle place because of it. The room they had held for us was in a damp basement; the lamp nearly fell apart in my hand when we tried to switch it on, there was a dehumidifier in the room for the obvious dampness, there were cob webs in our room and along the stairs going to out room, one window didn't close/latch all the way, there were brown spots along the seam of the mattress, a couple bugs, and a dog had apparently urinated on the wall right inside the door; and we were told the room had just been cleaned! The grounds had potential, but were overgrown and in need of mowing.
I only saw one other car there, despite being told they could have rented the room to someone else. ..and the other couple we saw there, was heard having this conversation as they opened THEY'RE door; <female, sounding disgusted> "Ooohhh!" <male>"Oh...Well, we'll stay tonight and go someplace else tomorrow for the rest of our stay." They were apparently braver than us!
Kelly, the mngr seemed helpful & pleasant, but did not have the authority to refund our credit card. We were told the info would be given to the owner, but we probably wouldn't hear until the following Monday about it. (it was Friday afternoon)...we stayed at another place (Green Manor = wonderful!)...and it is now the Thursday after we returned home and I have still not heard from anyone regarding the refund to a place we never stayed in! I called my cc company today to dispute the charge.
*Note the dates on most of the 'positive reviews here; most are from 2008,2009!' The place has obviously changed hands a few times...
