I was surprised by the negative reviews of this resort. We were there in early October and were very pleased with the accommodations and with the wonderful staff. Our unit was very clean and had plenty of cooking utensils except for glass bowls for microwaving. My husband wants oatmeal every morning and the cereal bowls were too small for this. We do not microwave in plastic. This is such a minor detail in the whole scheme of things. We had great Wi-Fi reception and enjoyed coming back to such a peaceful area every evening. We would definitely go back.

This place is off the beaten path, but if you want a quiet cabin in the woods this place will work for you. We were a couple on holiday, but the unit was a 2 bedroom with a den that could sleep 6. The units need updating; needs new bedding, sofas, and curtains. The unit’s kitchen was recently updated so that was nice. They are kept in good working order but honestly our unit needed a thorough cleaning. We found cobwebs around the windows and mold in the master bath shower. Our units had skylights which brighten up the units in the daytime. They have free Wi-Fi, but in our unit it was next to useless due to very weak signal.


We used a timeshare exchange to trade into the Cape Cod Holiday Estates. Interval International lists it as a Premier Resort, a rating that they do not deserve. We probably would not return until they do a major overhaul of the units

We stayed here last week. I would recommend this time share resort and we would like to go back. It's a great place for families looking for a comfortable, low key vacation.

The location is good. It was easy to get to and it was a short drive to the beach (about 3 miles - a straight line- to South Cape Beach) . It was an easy drive to Mashpee Commons for shopping and dining. There are two convenient super markets - Stop and Shop and Roche Brothers.

We liked that the units were individual (not attached) Cape Cod style houses. Our unit had two bedrooms. There was a large living room with vaulted ceiliing and sky lights; a "den" with pull out couch and flat screen tv; a nice size eat in kitchen, a large master with TV and newly updated, large master bath, a second bedroom with two twin beds, and a second (not renovated) bathroom. Additionally, there were two decks - one with a Weber charcoal grill, a table, 4 chairs and a chaise lounge. The CAC worked great.

We were told the resort is on a 5 year plan renovation plan. Some of the units have an updated master bath (like ours) and some have an updated kitchen. No units have both at this time. The cabinets in our kitchen were original and were begging for replacement. Luckily, the appliances had been updated at some point and were fine. The kitchen had all of the plates, glasses, gadgets that we needed. I read that the units did not have toasters or blenders - so I called ahead of time and both were supplied in our unit.

The living room furnature was dated, but not worn. The pull out couch in the den was worn. The kitchen was an ample size for vacation cooking and the table seated 6 people comfortably.

There was ample parking at each unit.

It was a short walk from our unit (or any unit, really) to the indoor pool and the lodge - which had a ping pong table, TV, fireplace, and seating. We used the pool several times. The water was VERY warm, as was the air. Towels were supplied at the pool.

Units do NOT have washer/dryer, but there are facilities available for a small fee.

There is no fitness center.

At check in, we were not happy with the cleanliness of our unit. This could have ruined the entire vacation. We called the front desk and they sent someone to rectify the situation.

We found the staff to be very accomodating.

WiFi avaiable in the unit at no charge.

My tip would be, if there is anything that your are unhappy with, call the front desk. The staff seemed very willing to accomodate any reasonable request.

If you are hoping for an ocean front, luxury suite, this is not the place for you. If you are looking for spacious, family freindly accomodations, a short drive from the beach, central to all the Cape offers, at a reasonable price, check this one out!

I am a timeshare owner at this resort now for 5 years. We love having our own house to live in for the week. You don't have to worry about noise from other rooms. The house is very big compared to any hotel room. Our unit has 2 bedrooms and 2 baths. The master has a queen bed and a master bath with jacuzzi tub. The second bedroom has 2 twin beds. There is a second bathroom right outside the bedroom next to the living room. The units have a living room with vaulted ceilings, a full eat-in kitchen, and a full size den with sleeper sofa. Each house has a patio with a BBQ (unfortunately not a gas grill, but a nice large area to hang out and have dinner). Our unit is in very good shape, but not all have been so lucky over the years. That is changing with our extremely hefty special assessment we paid last year. The resort is completely redoing everything- new furniture, completely new kitchens and baths, and even the grounds are being spruced up. Although we spend a lot of time away from the resort, we love that there is a lot to keep us busy while we are there (I have 3 boys; 9-13). There is a nice indoor pool, a tennis court, ping pong, shuffleboard, horseshoes, a putting green, and a basketball hoop. I can't say enough about the staff. They are the best I have ever encountered! They know the area and are very helpful. The only draw back I have is that the laundry facilites are in the main lobby, but that is changing too! It will be in the rooms when they are refurbished. We love the location of the resort too. Some areas of the Cape are very busy and congested. We love Mashpee because it is not. We also love to head to Falmouth (15-20 minutes), Woods Hole (25-30 min), and Hyannis (25-30 min). There a a number of beautiful beaces very close. Southcape Beach is 2 minutes away! We love it!

This place is cute if you are into a cabin in the woods type of stay. Our unit was a cute little house set apart by about 100 feet from the next cabin so lots of privacy. The units need updating and are probably from the 80's. They are kept in good working order but honestly our unit needed a thorough cleaning. We found little dead bugs in the unit so probably was fumigated and they were just remnants so that's why I say should have been cleaned better.
This location is a bit hard to find without a GPS. It's really in a woodsy area.
Our unit was a 2 bedroom with a den sleeps 6. The units have skylights which brighten up the units in the daytime. The resort has a decent sized indoor pool. The resort staff very friendly.
I probably would not return until they do a major overhaul of the units but did enjoy the 2 nights we stayed there. They have free wi-fi which was helpful since it rained the 2 days we were there.
I agree that the location is far for visting P-town.
