We stayed in the oceana room, which is undoubtedly the best room in the inn because of the wonderful wonderful balcony. The view is breathtaking!
Highlights of the trip:
1. balcony right above the boardwalk with an un-obstructive view of the ocean; the sunrise is spectacular!
2. bike ride on boardwalk in early morning around sunrise (the inn provides bikes); I imagine jogging would be equally nice;
3. quiet beach in the moonlight.
Now more details about the inn:
The location is good, but not superb. Boardwalk gets nicer after about 15th street, where there is less neon light, less foot traffic and the buildings look a little nicer. The inn is at 10th street, right in the midst of the clouds of neon lights which I hate. The balcony is great, but with the heavy foot traffic on the boardwalk, it also makes it less pleasant when it comes time to sleep. The oceana room is very spacious with pretty nice decoration. There are two extra roller beds in the closets in the bathroom. There is an old AC unit across the stairs on the second floor that makes a lot of noise which kept me awake almost the entire night on the first night. But then I realized there was a door above the stairs, once I closed it, the AC noise was no longer a problem.
The breakfast was bad. There's actually plenty of room on the veranda to provide more private seating, but for some reason the inn keeper only lays out two big tables so you'll have to sit with other guests. The service is extremely slow. When they say breakfast is from 9 to 10 they actually literally meant that breakfast would last from 9 to 10. We found it pretty annoying to sit there with strangers staring at empty dishes. The food is terribly unhealthy. All juice comes from boxes/bottles instead of freshly squeezed. One day we had some scrambled eggs soaked with some kind of cream, bacon, and some very unremarkable quiche. Everything was cooked with so much oil. Besides being unhealthy, they didn't even taste good. The only thing I liked a little bit was the lemon bread, which, again I suspect was not prepared with healthy ingredients. As a B&B place, this is quite disappointing. I've seen better continental breakfast than this.

You have described the Inn well and location is an asset. The Oceana Room is definitely our most popular room. We have an innkeeper on site, 24 hours a day. We wish you had let him know that there was a problem with the air-conditioner. He is here to see to our guest's needs and insure their comfort. . Now on to breakfast... when a guest.checks- in, we always ask if there are dietary needs or restrictions we can accommodate. We enjoy making lush breakfasts but we also understand individual needs. We often prepare gluten free dishes, low calorie, egg beaters, turkey bacon, additional fresh fruit or anything a guest prefers. Just ask and we will provide. Generally, guests compliment us on the gourmet breakfasts and we sell numerous copies of our cookbook "Nothing New Under the Sun". breakfast it can be a We are thrilled with the communal seating. Many friendships have been formed to the extent that couples actually schedule their stay to renew the friendships this has created. We, of course, will honor any request for individual dining away from other guests. We are always most willing to serve breakfast in the dining room or at the small tables on the deck.. We hope you will return and give us an opportunity to show you how accommodating we can be.
