The place is cleaner than most. However, it is seriously outdated and certainly no longer a good value. There are other places than have updated for the same rate. I suggest they start spending some money or they will go the way of all other properties who do not move with the times.

I have frequented the Friendship for years (over 30) and have always found it to be comfortable, clean and convenient. It's right on the beach, walking distance to downtown OOB, and a short drive to many seafood restaurants. The beach itself is terrific, water can be cold at times, but often warm enough to swim comfortably. We just had 3 great days of sun and warm water! I've always found management and employees to be friendly and more than willing to meet our needs.
This last trip was to celebrate the start of my retirement, if it all goes like this, I'm golden!

Old Orchard Beach has been a destination of ours for years. We have stayed in several places over the years and The Friendship Motor Inn (now Friendship Oceanfront Suites) is the best for location, value, features and cleanliness. If you are looking for contemporary plush luxury, this is not the place but if you are looking for a clean, quality, well-appointed room right on the beach near the attractions yet away from the busy part of town, this is the place for you!
The staff is pleasant and friendly. There is convenient parking. The grounds are well-maintained and attractive. Rooms are spacious and will easily accommodate 3 or 4 adults or a family. The rooms all have an ocean view. On the first floor you are poolside on the 2nd floor you have a spacious balcony to enjoy the view. I personally prefer the balcony.
The beds are comfortable and the A/C is great. The rooms have flat panel television, miscrowave, toaster, fridge and ceiling fans. The rooms are very clean and the sheets and towels are fresh daily.
The location is quiet and relaxing since it is away from the pier and the beach is not crowded. The rates are very reasonable. I will be staying at the Friendship when I return to OOB.

Stayed at the Friendship for 2 nights and it was more than enough... The location is great...but that's about it... The motel is very old hasn't been renovated ever and the owner is not a pleasant man !!! The pool has fongus, would not recommend this place at all...
