We're roadtripping through New England--- and needed a place by Portland and by the beach to crash - very last minute (Friday at 5pm on Labor Day weekend!) The owner gave us an amazingly cheap rate (1/2 of what any other motel was offering) so we jumped.

The motel is.. a motel. It's not fancy. But it had a clean room, a TV with cable and an A/C. Very simple bed, table, chairs-- no coffee maker or ice bucket-- but perfect for one night. The bathroom was simple but clean- and had a fresh new shower curtain and basic shampoo/conditioner (in one) and a few soaps and several fresh, clean towels.

The owner was remarkably NICE! He helped us with our TV, gave us the wifi passcode upon asking and even gave us forks and knives when our dinner delivery came without utencils. He was a lovely man.

Clean, simple, cheap--- and you can walk to the beach and all the fun at Old Orchard Beach! It did the trick.

The price was good, and the place was very clean. I have been there several times and each time was better. It is a short walk through a pleasant little park to the central shopping area, and the beach. Within a short distance there is a farmers market store that has amazing produce and lobsters that are very reasonably priced. We had excellent food there, steamed lobster for dinner and cut up peaches and strawberries that we bought for breakfast and had the coffee and english muffins from the Inn. We really enjoyed ourselves for a fraction of the price that is normal for that area, and really like the idea that it is family owned, a very nice family at that.

Room first offered was completely unacceptable. Old linoleum on the floor, flaking paint, horrible mattress, thin towels, unsafe drapes resting on the heater, rickety staircase to the 2nd floor, etc. Could go on forever. Rejected this room and searched for a better room. 2nd room on the ground floor was slightly better (marginally acceptable). The pictures (old?) of this motel look nice but it's not. This property has minimal maintenance/up keep. As for being a B&B, it's a motel and breakfast was a joke. Milk and juice in Wal-mart gallon jugs were laid out on a countertop, with a toaster as well as bread and muffins, in this very small room(?) that contained no table or chairs. Even the coffee was horrible. Definitely contributes to "eat and run" which we did. We would NEVER stay here again. The "Knight's Inn" brand has definitely left a most sour taste in our minds.

The picture that they use to advertise this hotel is very deceiving! The hotel is a DUMP and the management is shady! As soon as we arrived, I wanted to leave immediately and that was just from the appearance of the hotel. Our room was absolutely disgusting. My husband opened the refrigerator and we nearly vomitted from the smell. It was unplugged with fowl substances caked to the inside... we needed to open the door to air out the room. The main light was missing a light bulb. The TV nearly fell on the floor as the cabinet was broken. The bed frame was made from scrap 2x4 wood boards. The bed sheets were stained. We checked the bed for bedbugs and surprisingly didn't find any! Bathroom was dirty too. We were so scared at night that we propped a chair against the door, but slept with one eye opened. We thought that we could at least get a decent breakfast, but found english muffins (butter only) and coffee only.
