Everything you read on here is true. The location is exceptional-within walking distance to town (convenient as you avoid the parking headaches); the views, to die for. The Inn reminds me of a tired old lady--the porch is in disrepair, the furniture rusted. Our room had excellent views of the bay but adjoins the patio--so needless to say we kept our blinds (and windows) shut to avoid the noise. The furnishings, decor, etc.-tired and worn. The room and bathroom-filthy-so much so they didn't even make up our beds or clean the rooms. The breakfast-awful. We were there for two nights and landed their by accident-our original booking at a beautiful B&B in town had a glitch so the proprietors found us this place-the only place in town with rooms available, but now I know why--we would never have paid market price for our room-it was that bad. It's a shame too because Shane, Gene and Jay are exceptionally nice guys and are sitting on a goldmine with the location. With a little TLC, a minor facelift (furnishings, carpet, bedding) and some extra added touches (bring in someone who knows how to do breakfast right), they could really have a spectacular place and end up being on top instead of near the bottom.
