I primarily stay in full service Marriott's (for 25+ years). I've read both Marriott books by the both the Father and the Son. So, I'm very familiar with the business model, expectations and service levels. Marriott's are rated red, yellow, green. If a property is in the red for too long, the hotel looses its franchise and the name comes down. This is a 'red' property.
I've stayed at this property a couple of times. Here is the good, the bad and the ugly.
The good. Location. Right next to both the Oak Brook shopping center, tons of restaurants and right off I88 toll road. It doesn't get much more convenient. Try to get a view out of the front of the property so you're looking at the shopping center versus the toll road.
The other good was that I only paid $99 a night (two night minimum) and the front desk through in access to the 'club lounge'.
The bad and ugly. The hotel is only worth $99 a night. The club lounge is a total joke - the food is pathetic. The decor is so average and its located on the lobby level behind the bar. The service in the restaurant (breakfast two mornings) was very poor. Good attitude, just not sufficient help so it was slow, slow, slow. On top of that, we considered eating dinner at the hotel on a Friday night, but learned that the only choice was to eat in the bar area. Wow... I've never seen this before.
My room was like 'time travel' back to the 1970's. The furniture was a 'pic-a-mix' of Goodwill hand me down's. The piece the TV sat on was delaminating from previous water spills, there were various nicks and dents. I opened a draw on the unit and the draw slides were covered with dust. There was no wi-fi and I travel with an ipad. I called downstairs to ask about it and they said that they had it on floors 1-3. I said, but I'm on 14. So I had to do my work in the lobby. Further, I think their wired charge is $14 per night. Marriott -- that is simply an insult to my intelligence. You provide out of date service (wired internet) and then charge a super premium price for it.
I noticed comments here on TA about the beds. Mine was definitely not up to pad. It needs to be changed out.
In summary, this property has a great deal going for it. The lobby is actually kind of inviting with open spaces and nice marble flooring from what I recall. It needs a complete face lift in the rooms (furniture, new TV's, beds/pillows), etc. My bathroom on the 14th floor was like stepping into a bathroom/shower on an inside stateroom in a cruise ship -- it was so tight. They need to upgrade service in the restaurant and completely rethink a dinner venue. Last wifi in the rooms is a must today.

They only actually own about 15% of their rooms, yet are able to maintain pretty consistent quality throughout the properties.
