We stayed at the Edgewater for 4 week nights in a king, ground level room.
Pros: The front desk, cleaning and maintenance staff were all very friendly, helpful, and responsive. The hotel is on beautiful Lake Pond Orielle and all rooms have water views. It is adjacent to a city park with a nice, swimable beach, play ground and two tennis courts, and is a short walk to shops and restaurants. There is also a small marina adjacent to the hotel. Rooms have recently been renovated and the bed was very comfortable. Not affiliated with the hotel but onsite is a restaurant with good food and service.
Cons: The location is busy and very noisy. The train tracks run parallel to the back side of the hotel and at times, the trains ran every 15 minutes; other times about every 30 minutes. Construction is underway on an elevated bypass for the major north/south highway and when complete, it will also run parallel to the backside of the hotel, next to the train tracks. The property is old and while the rooms have been renovated, not everything has been replaced. Shorty after we checked in, our air conditioning unit began clanking so loud, we couldn't hear each other so they replaced it. Both units were filthy. On day two, the replacement air conditioning unit quit working and its replacement was equally filthy. The good news is that the units were loud enough to drown out the trains throughout the night and noise from the room above us. Our patio was small, dirty and the plastic chairs were cracked and uncomfortable.
Sandpoint is absolutely beautiful and we plan to go back for a week next s\time but will rent a lakeside condo in a quieter location. The Edgwater is currently the only lakeside hotel in the downtown area. If you want to be downtown, its acceptable for a night or two but far from terrific and I wouldn't recommend it for a longer vacation.
