Quail Hollow is one of the older condos developments in the St. Augustine area, built in the late 70's. It has just completed a major exterior renovation and is made up of separate 8-unit buildings, well landscaped and with open space around them. A rental management firm handles many units, and is responsive to maintenance problems. Some owners rent their units directly as well. Many units can be rented for short periods or by the month. When we stayed there, rates were lower than some other complexes by 10-20%. We stayed for a month each in two different units.
Furnishings, kitchen equipment and features will vary in different units, as owners outfit them; be sure to ask about TVs, sound equipment, kitchen gear or anything not absolutely basic. The two units we stayed in were showing their age, with tired carpeting, some dripping faucets, non-functional bath fans and the like. Beach access is easy and direct. The pool is large and well maintained but not heated. There are no other common facilities. Renters are charged a fee for "deep cleaning", which is supposed to be done at the end of any longer-term stay. Neither of our two units was very clean when we moved in, but neither was really awful. We found minor trash, dust bunnies and a few dead roaches behind furniture and under appliances, stained upholstery and carpet. Walking barefoot indoors on tile floors resulted in a foot washing afterwards. It seemed to us that if any "deep cleaning" was done prior to our visit, it must consist of, at most, a quick vacuuming, dishes washed and bedding laundered, and little else.
To us, the apparent lack of any sound insulation at all was a significant shortcoming. In the master bedrooms of both units, we could tell when someone turned over in bed in the next (back-to-back) unit, and eventually we moved into the smaller guest bedrooms, which don't share walls with other units. In a second-floor unit, we sometimes could follow conversations in the living room below ours. Street noise was not intrusive in our buildings but could be a problem in the buildings facing and fairly close to Rt. A1A.
There are a great many choices for condo rentals in the area. We would not stay at Quail Hollow again, without seeing evidence of improved conditions.
