“Older Condos But Well Maintained”

This is a large condominium complex that offers owners a centralized rental service. It operates a lot like a hotel, but the units are individually owned and therefore, vary greatly in their decor. If possible, you should request a specific unit, assuming you know what it looks like. Some owners have their units listed on various web sites with pictures.

It's a large complex with three main towers (and two smaller buildings) right on the beach. Across the street (connected by overhead walkway) is the golf course, conference center, and fitness center. There are smaller "golf villas" surrounding the golf course. They offer a cart shuttle to get around the property if you don't like walking.

The design of the building is late 1980's early 1990's, but is has been well maintained. The units I have seen, for the most part, have been upgraded over the years. The landscape, pools and hot tubs are all in good shape.

There is a restaurant by the main pool that offers room service as well as patio and inside dining. It has a small bar area as well. During the summer there is a Pizza Hut Express on the property. There is a hair salon and gift shop/convenience store/coffee shop as well.

Panama City Beach is a huge Spring Break destination. Like most properties of this size, during Spring Break (March - April), there are many high school and college-age renters at the complex. I have been here a few times during the Spring Break time, and while the complex is more lively, it's not chaos. During the winter months the complex has a lot of "snow birds" from the Midwest and Canada. Late Spring, Summer and early Fall are mostly families who are within driving distance (Atlanta is about a 5-6 hour drive).

Room Tip: Rooms in one of the main towers. Corner rooms have the best view.

“Christmas stay at Edgewater Beach Resort”

We visited Edgewater over Christmas. We stayed in a 2 bedroom condo in tower 3. The condo was very nice. The resort is beautiful. Staff was courteous, friendly, and helpful. The whole time there was a great experience.

Room Tip: choose an ocean side room, the golf course view condos are across the street.

“Great old complex in PCB!”

We have stayed here for many years and we always like going back. It is like going back home! There are other newer complexes in PCB but this one is very unique. It has alot of acres to walk, not just a tower on the beach. It has 5 nice shorter towers on the beach alont with a nice group of places to stay around a par three golf course and tennis courts with plenty of pools. It even has a great lagoon pool and three other pools right on the beach. The restaurant is always good! The little store with snacks, coffee, and ice cream is nice. The security guards at all the gates are friendly and great to check on things for you. We hope to own a place or two here some day, but until then--we will always rent a place here each year.

Room Tip: Depending on what you are looking for--but no bad views on the beach side in any tower.

“Great property but pick your unit carefully!!!”

We had a shared vacation with my sister and her family over Columbus Day week. We rented a 3 bedroom end unit on the 3rd floor of building 3. Unit 301.
First the good: The property itself is very nice, right on the beautiful and clean beach, lots of amenities, several lovely pools and hot tubs available for use. There is a really nice restaurant right off the main pool, food and drinks were great. The fitness room is very well appointed and clean. All of the staff there is super friendly. There were a lot of local activities for the kids and several good restaurants nearby as well as a grocery store. Parking is gated and plentiful. There are elevators to the units, the units themselves are very large, well-lit and have balconies - most overlooking the beach. I love having a full kitchen and laundry in the unit.
Now the bad: The unit we stayed in was clean but run-down to say the least. The fridge had a broken shelf, the kitchenware was sparse and worn, the handle came off the sliding doors, the pull-out couch mattress was stained and gross, the couch and loveseat were dingy and worn, all of the bedding was VERY low-quality, the shower curtains were ripped with hooks missing, the toiletries provided were very sparse and it was difficult to sleep at night because the wind made the balcony railing rattle loudly.

The resort is extremely affordable so I guess some shortfalls are to be expected, I still think it is a great value. All in all we had a really good time and the kids loved it. Pool and beach are so close together that the kids went back and forth many times while we just relaxed. I would stay there again but A) would request an end unit facing west for a better view and B) make a point of asking for an updated and well-maintained unit (preferably obtain recent photos) when renting.

“Old but probably a decent value”

Stayed for a business conference and had to check out a day early. They charged me anyways. NOT A GOOD BUSINESS HOTES. Villas were roomy and well furnished but smelled like a 30 year old hotel. Not terrible just that old smell

Room Tip: If you want to be near the beach dont stay in the villas. Stay over across the street
