“This is a great hotel if you aren't super picky.”

The rooms are very large. There is window ac unit that surprisingly works well for the big room. The location was quiet but our room was 310 at the back of the hotel. Elevator out of service. I would not park at this hotel. Your car will get destroyed for sure and you pay 25 to park here. Down the street you pay 16 and know your car will not get destroyed. The rooms are old but clean. The comforter did have small stains. But for 89 in Miami i can't complain. Very short walk to beach. My husband and I ate two wonderful dinners at the restaurant below which had very nice wait staff.

Hello and Thank You for taking the time to write a review. We are pleased to know that you enjoyed your stay here with us. Hotel Eva is a historical property and although most hotels that are historical donot have an elevator, we are one of the lucky hotels to offer that service. However, our elevator has been out of service but we do have hired extra help for all our guests to get assisted with anything they need especially their luggage. The elevator will be working by the end of Feb early March, so the next tiem you come to vist us it will be back and running. Although the property is in the middle of all the attractions, we also manage to make it the best 2 star hotel in SOuth Beach...Thank You again for choosing to stay with us

“Bad place with very supportive team and central location though”

Normally I would start with Good but this is not my overall opinion about the place so this time I do it reverse.
BAD
The building must be very old. Most of the painting, facilities, bath tube, sink, furniture is so old you may consider it dirty. Well, it is often dirty as well. What is dirty? Dusty - yes; dead bugs - yes; long black hair overall - yes; I do not want to continue..The towels are actually of grey color and sometimes noticeably dirty. I've read the reply from the owners to most of the reviews below concerning the matter saying they "even went so far to send all the items to laundry daily" - well guys that does not help. So are the sheets on the bed.
The water - yes, it does change the temperature unpredictably)
Although we were upgrated to a suite (superior) on the 4th floor (read it in Good) with two bathrooms still one of the toilets did not work at all; the bath tube was so dirty (old?) I would never dare to use it for my baby..so call it a one bathroom apartment with shower only.
The elevator reported below in one of the reviews to be out of order December 2011 was still out of service end of January 2012. Not a big deal to climb the 4th floor if it is worth this. Not this case unfortunately. Well of all they have 4th floor is definitely the best one but not compared to the other places we EVER stayed at. Papua New Guinea distant location with no fresh water supply had it better and cleaner overall!
First on arrival we were offered a booked standard room on the 2nd floor. Once entered the room I decided for the first time ever to claim I did not want to stay in the room. Strong smell of humidity, dust and chlorine together make it terrible. Not a single window you may use nor a ventilation in the bath make it worth. Well there is one small window in the room (it's a one room) faces the main corridor. When we arrived a couple of those being not guests of the hotel tried to take a place behind the room next to ours or even to enter it. The receptionist only once told them not to do so. They stayed drunk and willing something we did not want to think about. We requested to change a room and were offered that superior or suite on the 4th floor with no clorine smell. Every time we climbed with a baby stroller))
The windows face either the wall of the next building or street with traffic and drunk walkers all the night long.
The breakfast you can have in the cafe on the first floor which is not a part of the hotel. They would serve you tasty food very slowly))
Well totally I could not wait to fly away from Miami as I thought it was all the city like this as the price did not reflect the fact you book a dirty place with somwthing not working in the hotel/in the room.
GOOD
The location is central. Right on the corner you want to be for night life (2 min) or beach (4 min) or restaurants with good/regular/special food (0 min) and walking streets or beachfront walk (3 min). You have everything next to you.
The staff is trying to meet your every request.
We were given an upgrade for a suite (superior) for free.(was it because of the elevator broken so not everybody would want to climb?)
It was on the 4th floor, huge apartment with living room, dining room, kitchen (big refrigerator, coffemaker), 2 bathrooms, bedroom and a couple storage rooms. A big balcony was there overlooking the street.
They have the free WI-FI.
We requested something else and were given immediately.
The staff was wery helpful and friendly.
Well that did not make any sense to claim all the problems to the staff so we were just happy to leave.
There are still better places in Miami to stay.

Hello and Thank You for taking the time to write a review. I deeply apologize for the stay you had here with us and how we did not meet your standards. The Building is an Art Deco Historical porperty and therefore we maintain it well.. Upon arrival you were unhappy with your room so we gave you a free upgrade to the one bedroom suite so that we can make your stay pleasant. Although our elevator was not working, we have hired extra help to assist all our guests with their luggage and belongings. All rooms are well maintained and cleaned extensisvely. If by any chance these standards were not met, we encourage our guests to please come to Front Desk and report the problem which we will take care of immidiately. Our staff at the Eva are very friendlly and professional always wanting to make our guests happy and have the best stay here in South Beach. As for the restaraunt downstairs, everything is made from scratch and made to order, sorry for the delay you experienced. However, we hope to see you again soon and for the next time we will make sure to make your expereince here the best.

As this hotel used to be an apartment building the rooms are very large for a hotel. With ceramic floors and tall ceilings the room has a nice feel. There is a restaurant but we did not try it. No free coffee, breakfast, shuttle or bike. There is free wireless. The plumbing is original so when showering the temp may change a lot when someone uses their water. Close to ocean and lincoln mall. no beach access fee even though you are 1 block from the water. It was a little noisy being right on A1A. Over all a large room in a great location.

The Eva hotel is a 2 star property and we try to make it the best in South Beach.. All rooms are large and very clean! In addition we do offer free ameneties to guest and its all complimantary to them. We donot charge a resort fee but yet we offer all these ameneties for free at no charge: wifi, beach towels, plastic cutlery and plates, microwave, refrigerator, access to the computer, and we extend late checkout to one more hour for all guests. If you feel there is more that we can do, we are open to any suggestions so please feel free to contact me or the front desk to voice your concers. Thank You and we hope to see you again soon

Hotel Eva gives you more than what you pay for. After looking for hotels in the area Hotel Eva was less than half of what the other hotels were charging (about 80 per night) for a two queen bed room. The hotel is not as big as the others on the strip but the rooms were very large and one of ours even had a couch and a full sized refrigerator. The bathrooms weren't very nice but were clean. There was even a large walk in closet. The bed was clean and comfortable. There wasn't much noise in the area but no one complained about us playing loud music either. It has a great location and it is a great place to stay with friends and party in south beach. I would definitely return.

The hotel is located about 1 block from the beach on Collins Ave and 15th street.
It is very convenient also to the Lincoln Road Mall, a closed pedestrian area with lots of restaurants and shops.
I also suggest checking out Washington Ave from the 17th to 5th street.
The public bus to/from the airport, bus #150 stops not far from the hotel. When I have arrived, it was 6am and my room was ready at 8am, even though the official check in time is 3pm. All three persons in the reception have been very efficient and kind during my stay. The room with the King bed where I stayed is really what we call in New York a studio apartment. An eat-in kitchen with a microwave oven and a fridge, plus a bedroom/living room with a very large flat screen TV.
Large walk-in closet and decent size bathroom. All in all, quite decent arrangement.
Upon arrival, they will make a photocopy of your photo id and your credit card. When checking out, insist they destroy the photocopy of your credit card in front of you, for security reasons.
There is a spanish bakery/coffee shop right around the corner from the hotel, on Washington and 15th where I had my breakfast.
Overall, I recommend this hotel. It is not a luxury brand name resort but suits my style.

Room Tip: there is a fountain in the back of the hotel, see if you are ok with the sound if your windows are f...
