“Nice place to stay”

We stayed for 2 weeks in Condo#206 and wished that we could have stayed for longer as we loved it here. We had never stayed in a condo before as we usually booked into motels thinking that condo's were expensive places, this wasn't expensive, we got a good deal from the owners Dan&June Steen who live only a mile away. The place was clean, comfortable with everything that you could need. The people in the onsite office were very helpful too. The pool was lovely and is kept heated to 84 degreesF.There is allocated parking for each unit. Internet is an extra via a modem from the office,I didn't mind paying for this as we had such a good deal anyway. We liked it so much that we have already booked for next May.

“Going back”

Stayed Jan, and Feb 2010 and had a great time even though it was a cold winter. Stayed in 301 and we are going back but staying on another floor as we wanted to be higher. The pool made the trip as it is kept around 82 * even when it was cold. The building blocked the north wind so the sun was hot on cool and windy days. 301 was a good room and they brought in new living room furiture just after we arrived. Left side of building is good in winter as you get morning sun on the deck. We noticed that most of the nearby buildings had empty pools as they were out in front or in the shade. Wonderful pick of restaurants nearby. Older building but if you have an updated room it is ok.

Had a wonderful 2 week stay here, location was fabulous, couldn't beat the view! There were not many restaurants near by so we had to drive most nights to find somewhere to eat. The appartment itself was clean although a little dated, a bit like a set from the Golden Girls! Kitchen cupboards looked like they were the original ones from when the block was built and there is a definate lack of utensils and no electric Kettle! We only used the BBQ's on the patio once as there were no utensils. The pool area was lovely and cleaned every morning very early before anyone used it and had a great colour changing pool light for night swimming. Had a couple of instances were people from the beach who were not guests came and used the pool, we mentioned this to the office but they weren't interested and told us we should call the police! Also had an issue with the telephone in the unit which did not work and it took a week and constant reminders to the office before it was repaired. We found the road that runs behind the Block a little noisy in the early morning and our unit was at the front so the units at the back must have had very ealry mornings. Overall enjoyed our stay and would definately stay in that area again.

Owner is great with e-mail and confirmation letters. View was wonderful, condo was clean. It was a little hot when we got there, b/c the A/C was turned up, and the fridge wasn't as cold as it should be. Understandable, though, when it's not constantly occupied. Loved the fact that we had an assigned parking space. Nice patio area with tiki hut and grills. Downside of privately owned condos -- office only open 9 am to 5 pm. Pool was nice, very clean. Hard to find good restaurants in the area, but we recommend The Frog Pond, Sonny's BBQ and Maggie Mae's. Overall, not a bad stay for the price. Would recommend.

“Beware of these condos!!!”

We found our unit listed on VRBO and the price was substantilly less than renting thru reservations at the Holiday Villas. The staff was very nice when we arrived but it went downhill from there. Our unit was ABSOLUTELY FILTHY. Baseboards and carpet had not been dusted/cleaned in months. Spiders in the bedroom. We are not complainers, thought we would just deal with it for a week. Then took dishes out of the cupboard to find that they had not been washed. Actually the dishwasher didn't work and it appeared the cleaning people thought they washed the dishes but didn't and put them away dirty.
Bathrooms were also very dirty and mold in the showers. The entire building has not been maintained. Our DVD player was broken and we were promised a new one on Tues., but never got it. The only positive thing was the pool and it seemed to be new and clean and surrounded by pavers. Outside bathroom was disgusting!!! Parking is a major problem there. They do not have parking spaces for all of the units on the property and the ones they do have are very small. Some are required to park across a 4 lane road. I have been going to FL for more than 50 years and this is BY FAR THE WORST EXPERIENCE I HAVE EVER HAD. The daily conversation around the pool was how horrible everyone's unit seemed to be. Not one single person had anything good to say.

We recognize that there are instances where an owner may attempt to use different sites to rent their own unit and not use the onsite rental office. This is a good example of a situation where this particular unit is not in pristine condition and the owner offers the rental amount at a discount below market rate. The Internet has provided consumers with the ability to shop for the most competitive rate but sometimes the consumers do not completely understand that rate is only one component of a successful search for a vacation rental.

In the situation below, while the guest did appear to get a better rate, the condition of the unit and the frustration most likely outweighed any price savings they obtained. When renting directly though the onsite office we can ensure the following:

1. Consistent rates competitive with comparable condos in the area. There is always going to be a better price out there, but guests need to understand what they are getting for that better price.
* While the guest below found a better rate, it is clear that due to the frustration, she would have been better renting directly through the office.
2. Units are cleaned by our housekeeping staff with a consistent quality control component. In the unlikely event there is a concern regarding cleanliness upon an arrival, we can quickly accommodate our guests since we are on property.
* While the guest below was very concerned about the cleanliness, by the time that was reported to the owner and the owner addressed such, it was probably time for that guest to leave. Owners do not typically manage their rental property full time.
3. From time to time, items are in need of replacement in our units. We hope that our guests will immediately notify any and all issues or concerns to our onsite office and we can quickly accommodate since we are on property and we stock most items.
* While the guest below was very concerned that there were items missing in the unit that they would have liked, by the time that was reported to the owner and the owner addressed such, it was probably time for that guest to leave. Owners do not typically manage their rental property full time.
4. You check at our rental office on property. There is no going to another location to check in and out, no hoping the owner mails you keys before you arrival and having to mail keys back. No hoping you get your security deposit back.
* When dealing with the onsite office, we are registered company with the BBB and Pinellas County. We have been renting condos at Holiday Villas III for many years and have many years of history and experience.
5 The majority of our units have parking on building side of Gulf Blvd.. There are some units, just a few, that have assigned parking across the street and we do our best to advise our guests in those instances and in fact accommodate those when possible that have issues crossing Gulf Blvd.. There are also some overflow spots across the street and because we are on property, it is our responsibility to assign guests.
* Had the guest rented a condo with our onsite office, the spot assigned to that guest would have most likely been more favorable.
6. Every guest that rents through our office on property, is provided with a comment card. We use the information in the comment cards to improve the quality of our units in partnership with our owners.
* We have learned that at that discounted rate, the owner probably does not have the funds to continue to update and improve their unit based on feedback.
7. The general areas of the building, including the walkways and stairwells, pool area, bbq grills and parking area are closely monitored and cleaned by the building association. As these are high traffic areas, the areas are cleaning continuously and the pool area and bbq grills are washed down and reorganized daily.

Should any guests have any questions or concerns about any negative postings, you are always welcome to contact our on-site office directly. We pride ourselves on offering a good value for our guests and have an overwhelming positive response to the majority of the comment cards that are filled out from the guests that rent directly from the onsite office on property. Unfortunately, we have no control over any owners that attempt to rent themselves, neither on the quality or the pricing that is offered.
