We stayed at the Tip Top two nights as we were taking the ferry to Key West. Stayed the night before we left for Key West and again the night we returned from Key West. I believe these are fairly new owners and they have completely renovated the property. The rooms are pretty bare bones, not a lot of amenities but everything in them is new and they are spotless. The bathroom was bright and newly redone and clean as well and was well supplied with towels. Our room had a microwave and a mini fridge--we did not need them, but they were there.
The owners are incredibly nice and very accommodating. It was nice to stay somewhere that was not a chain, a family owned stand alone facility. They offer discounts to people who are taking the ferry which is very nice as well. I really recommend this property. I would caution you though that, unless you are doing what we did--taking the ferry to Key West--that you need a car. There really is nothing within walking distance so it is a necessity. It is also a $50 cab ride to the airport.
They have 5 (I think) boats that are available to rent as well.
