This hotel is Clermont , South and East of Orlando area. The property is a bit run down but seems to be kept nicely clean. A crew of grounds keepers clean the lot and surrounding area every day. Our room was on second floor even though we requested ground floor room 2 months in advance(this wasn't a busy time of year). The proprietor of this hotel and his family were the bright side of our stay here. They were always very nice and ready to help. They advised us on many of the local venues and also told us of areas to avoid.. The free breakfast here is quite good , better than most "included breakfast "places. Bisquits and gravy were delightful!

Read this entire review. Room 202 is clean. The sheets where clean had fresh towels and the service was great. When using your room key you must insert it and remove it slowly for it to work. The breakfast area is small. The quality of the breakfast is average. I stayed there for 10 nights. My only complaint is this. It appears that he owners children stay in room [--] & [--]. They is a lot of noise, jumping around going on til the evening hour. very disruptive if you are trying to work. So if you can stay on the opposite side away from there rooms. I was directly below them and all I heard was boom boom boom from them jumping around. Other than that it was a fine stay. The staff are very friendly!!!

I have stayed at many hotels in the Orlando/Disney area never to return again, however, I always return here. I have not found a better hotel for this price. The beds are very comfortable. The rooms, as well as, the hotel itself are kept very clean. The staff are friendly and always ready to help. You will not find a better hotel for the price. They offer smoking and non smoking rooms which is convienient for those of us who smoke. The rooms also come with a mini fridge and microwave. Great location since it is close to the Disney parks and numerous places to dine.

Don't go expecting 5* luxury, but if you want clean rooms, good value and friendly service then this place in highly recommended. I would certainly be back again.
