Loved this place! The owner and caretaker were very friendly, fun people. Warning - do not stay here if you love Marriotts, Hiltons, Ramadas, Hyatts, etc.! This place is neither corporate nor bland nor stuffy. It's very close to downtown and on a bus line, plus it has free parking. The building itself is a nice, not overly cluttered, victorian home. They gave me a free upgrade to a lovely suite since there weren't many guests the night I stayed. Breakfast was delicious - I don't think you'll get anything particularly fancy, but what they do is done very well and plentiful, with something to please everyone.
My suite was quite spacious and nicely appointed. As an old building, some things were a bit worn, but everything was spotlessly clean. Street noise can be a problem, but ask to be on the back of the building if that bothers you. As a city dweller myself, it wasn't a problem for me, but simply having a room that's right on Colfax would have made it much quieter.
My first impression of the location on driving up was to be concerned, but that soon vanished. As others have noted, the immediate surroundings are a bit sketchy. However, that doesn't mean unsafe, and I discovered that the neighborhood just off of Colfax was lovely and historic. It seems to be one of the oldest in the city. This building actually appears in a guide to historic buildings of Denver.
As a woman travelling alone on this trip, I felt completely safe. It's also tremendously convenient to downtown and some tourist attractions.
