I havent stayed at one of these properties for awhile, and we stayed at this property for 1 night the week after Christmas 2011.

Our room on the second floor was nicely appointed with contemporary furnishings.

The only drawback we had, as other reviewers mentioned,
is that a "ramp" to overcome the 2-3 steps necessary to
negotiate transporting bags from
the elevator to the corridor rooms, might be a good idea.

All of the staff couldn't be more friendly, helpful,or courteous.

The location is situated a very short, 5min walk, to some

excellent waterfront restaurants, and a short bike ride to Balboa

Island,etc. Bring your bikes, or rent! A Very nice Breakfast is included,
with enough selection to please.

I would definitely stay here again, and gladly recommend this property to client and friends.

“Good Location”

We stayed here to see the famous Christmas boat parade. It was walking distance to that as well as several very nice resturants. Not sure why the parking fee has to be a seperate charge. It makes it irrating. To access some second floor rooms you have an elevator and carts BUT once you are on the second floor you have a few steps to go back down. It sort of makes the cart useless. There is construction going on now that will really enlarge the Inn. hope they can also remove the steps, maybe make it a ramp or add a second elevator.
Other than that the room was great and they have a nice hot breakfast too. The staff was very friendly. Internet wi-fi was good too. There is a wealth of stuff to see and do in the area. Some great bike trails too so if you have one, and the time, bring it.

I'll start with the little stuff. Parking Fee? Yep park in the HIE's own spaces & they charge you $7.50. Dumb.
The bad part- our room was on the ground floor & smelled like an old gym sock. So did the hallway. We left the fan & window open over 5 hours after chech in, it did no good. They may have had the rugs cleaned & did not get up all the water.
Just an old hotel that has been redone poorly.
We did not sak for another room. If the staff can't smell it??
The breakfast they put on is ok, so we saved $30 not eating out.
I guess that's what you get for $146, with parking & taxes.

I do apologize that your stay at the Holiday Inn Express Newport Beach was less than satisfactory. I am sorry that there was an unpleasant smell that you could not avoid. We do our best to keep the hotel looking and smelling fresh. We have many programs installed at the hotel to ensure rooms and public areas are deep cleaned often. We will take a look at our procedures and see if there is any tweaking we can do to avoid this issue in the future. The hotel is currently undergoing some renovations and this should also assist us in updating our appearance. We are always working on ways to improve our hotel to ensure our guests stay are enjoyable and we thank you for your feedback. In regards to our parking charge we do feel this is a resonable fee for parking taking into consideration that other hotels in the area charge up to $30 per day for parking.

I stayed here in August for 2 nights whilst travelling around the staes for 6 weeks.

The hotel is a great choice for a mid priced option in Newport Beach where alot of the hotels are quite expensive!

The location is good, there are restaurants around within walking distance or a 5 min cab ride down to the pier and beach front would also give you more choice.

The hotel had a small pool which was nice, a good free breakfast, and free wireless, the staff were friendly, the rooms were very nice, clean and comfortable.

We had a car and parking was 7.50 dollars a day which isnt too bad

I would recommend this to anyone wanting to visit the lovely newport beach, a good option for a reasonable price!!

This is an older hotel, but is immaculate. We were very comfortable here for 4 nights and definitely would stay here again. There are great restaurants within walking distance, Balboa Island is nearby, and so is the beach. We also enjoyed the drive and beach at Huntington Beach and a very nice mall nearby.
