“Reasonable, clean good sized room in Downtown Location”

This is across the street from the Days Inn which had worst reviews and is about $10-15 cheaper.
Room was nice and roomy,clearn, it had 2 comfortable queens, no kings available, bottom floor in the corner, parking very close to room. The internet never did work, despite a couple calls, I gave up since I could do without (but it did cause me to lower my overall rating). Chico is this smallish(90+K) tree-covered city so the location is the best part about this hotel, 3 blocks from the city center park where they have friday nite bands. When school is out, it is just the locals with a relaxed dancing vib, the band was really excellent, they did rock, blues, funk, folk, some originals All the good places to eat are nearby. Found a good steak at 5th street, then chilled for the outside tunes that proceeded despite the threat of rain. But the school, a brick bult, ivy laden CS University is beautify, just another 3 blocks from the center to the edge of campus, where the landscaping is clearly first rate. You do need to be on the watch, there are some questionable types hanging on corner or at the salvation army across the street..

Room Tip: walk up AAA seemed to get me the best rate

We liked Heritage Inn Express. We walked to campus. The room was clean and had automated lights at night, though it would've been nice if they had dimmers. We found it a very acceptable, no frills room. We played games in the lobby so we could use the full tables. Breakfast included tea, juice, two kinds of cereal, packaged pastries and bagels. Not extensive but enough for us. It was very quiet. We will stay there again. (Swimming pool is there but small. We didn't use it. ) The Internet was very slow in our room.

“Overall "fair", but cleanliness may be a problem”

We have stayed in two Best Westerns in the past 6 weeks, neither were very nice (I am going back to Holiday Inn Express...always positive experiences there).

This one looked nice walking in, had lots of amenities, but, when I closed the bathroom door, I found multiple places of filth on the door and wall (about 5 different brown spots and one spot that appeared to be a fingerprint of blood)...YUCK. The front desk people seemed okay, but when I requested extra blankets and pillows, the response was "I'll see what I can do"...somewhat off-putting considering the hotel didn't appear to be anywhere near full. They brought most of what I asked for, but only one blanket, when I requested two (again, they were not booked solid). The continental breakfast was good. It was the best price for two queen beds, but I wouldn't go back.

“The most filthy hotel I've ever stayed in...”

Yes, including the rat infested bungalo in Indonesia this was by far the most unclean place I've ever had to bed down for the night. Our family was traveling with our dog so our options were limited. The price was cheap but not worth the bathroom that smelled of urine, towels with holes, various bits of food on the floor (beef jerky anyone?) and table surfaces with pools of mystery liquid. The bathroom had no toilet paper and only 2 towels. We had to make a special trip to the lobby obtain these special ammenities. The walkways were covered in a mysterious sticky brown fluid that had everyone checking the bottom of their shoes. It will be the example by which we measure all bad hotels in the future.

“The price is attractive, but from now on we'll opt for something different”

My husband and I stayed 3 nights in this hotel (unexpected road trip delay), and each morning we said that if we had to stay another night, we'd find a different place, but then it would get late and we'd realize we'd have to stay another night and it was easy to just go back.

If your budget is the deciding factor on where to stay, this place is pretty clean. I felt okay walking barefoot through the rooms. It could use some upgrades, but it's not horrible. It's just not great. One of the rooms had a door that we had to slam to get it to close. Another had a loose faucet in the tub. And truckers like this place, too, it seems--even after midnight, an occasional truck could be heard driving past the window and parking in the lot.

But if your budget is the deciding factor, be advised that instead of taking advantage of the breakfast the hotel offers (which was sparse--instant oatmeal, bran cereal, danish or mediocre bagels), you'll probably want to run across the street to the Tin Roof Bakery, which has phenomenal breakfast goodies, so in that case, breakfast wouldn't really be included in the cost of the room.
