“Excellent home base for Lincolnshire”

I very much enjoyed my week in the Upgate penthouse apartment and would like to thank Adrian (and Amanda, whom, unfortunately, I did not meet in person) for providing such a comfortable, well-equipped flat and such friendly, personal service and support to a visiting Yank. Upgate requires negotiating stairs to reach the flat as well as from room to room within it, so I do not recommend it to anyone with physical disabilities, but with that in mind, it has it's own quirky charm, and I highly recommend it to the able-bodied. Louth is an old market town with considerable charm of its own. Don't miss the Church of St James, the inside, not just the beautiful steeple, and I particularly recommend its tea/coffee shop, where I had a delicious home-made chocolate cake, cut to order, and a latte under the tower with a view of the nave, a wonderful, relaxing experience prior to my tour of the church itself.

Superb location for visiting Louth and the east coast. Apartment was first class, spacious and with a luxurious feel. Binko, the resident cat in the yard behind the apartments, is an excellent host!

“Exellent with a few niggles.”

Stayed in the ground floor 4* apartment for 2 nights, our son was riding at Cadwell Park, so decided to make a short break of it, property has very secure private parking with remote control gated access.
Everything you could need for a short or long break is provided, modern very well equipped kitchen, dishwasher, microwave, modern cooker, fridge, plus all untensils / pots ect you could possibly need.
Stunning large lounge area with Gorgian feature fireplace and quality furniture, video/dvd player, satalite freeview, slightly old flat screen tv (not the latest lcd type) remote for tv inop on our visit.
Good sized bathroom with rainshower over bath, plenty of hot water and towels, bedroom with double bed, wardrobe and bedside cabinets.
Welcome pack of milk, cheese, bread, crisps, coffee, tea, bottle of wine and 2 bottles of local beer provided, large box of chocolates also which was very kind.
The niggles, we found it impossible to have a quiet evening in, the very busy main road through Louth, runs right by the property and traffic noise was very intrusive, as the bedroom is at the rear of the property, not such a problem, especially as the volume of traffic decreases as the night wears on, usually after 10-30 ish.
The carpet as you enter the apartment and lounge is very badly stained (candle wax?) and does need to be repaired/replaced, to keep the apartment up to its otherwise very high standards.
If the daytime traffic noise is not a problem for you, All Seasons is an exellent very high quality choice with helpfull friendly owners..

Glad to hear you enjoyed your stay and we have investigated further into the niggles to ensure future guests don't have the same problem. All Seasons are apartments of the highest quality and are graded 4 and 5 star by English Tourist Council so we certainly don't expect our guests to find any niggles. The apartments are located in the centre of Louth so guests can enjoy a variety of eating choices with around a dozen restaurants within walking distance. Being in the town means there is some noise from traffic on the ground floor apartments (we have 2 ground floor and 3 on 1st and 2nd floors) so we have significantly reduced it by installing secondary glazing. We checked the apartment after the guest left and found one of the secondary windows open which would account for the noise - thankfully it is now fully closed. The carpet stain was wax and it has been removed (we had cleaned it prior to the guest arriving and it appeared clean but when the carpet dried the wax was still visible) and the TV remote battery has been replaced.

“Great place to stay!”

We just can't say enough good things about the All Seasons! Our apartment was perfect for the four of us. The location was wonderful and so close to things that we wanted to see and do. Adrian and Amanda are delightful and very helpful in every way. We stayed three weeks and not one day did we ever regret our choice in lodging. We would go back in a heartbeat and, hopefully, some day we can! The absolute perfect place for a vacation!

We have been lucky enough to stay at All Seasons for the second time. A weekend did not seem enough so we booked a week before we left, this also gave us a discount for the booking.
All Seasons has it all, as if the beautifully furnished rooms, hot water always on tap, fresh bright bedroom in the Ramsgate appartment, fully fitted kitchen, and sorry - Adrian & Amanda the wonderful hosts - I found myself looking to see if they had forgotten any little extras one could need, but no, even needle & cotton was in a drawer.
If the old stress nerves are pinging, take off for a weekend in Louth with typical Old Market charm, good shops & pubs, nice restaurants and the All Seasons appartments you cannot help but relax.
In all the self-catering places we have stayed, how often our first job has been to dive out for the milk, bread & essentials - can you imagine these items plus sausages, cake & several local produce items left in the fridge for you - well you will if you book to stay there.
The hosts Adrian & Amanda were great & deserve all the awards due to them. Cannot wait to return.
