Pluses- the staff tried hard to be helpful and put right things when they could. The hotel has been done up quite recently, and fairly tastefully. I didn't meet Valentine, or if I did he was on his best behaviour. It was clean. The room was mainly ok and had a trouser press and coffee making and a hairdryer.

Minuses, the place is still a rabbit warren and could, I think, be quite noisy if it was full. Given that there is no lift and everybody has to walk up the main stairs, why not replace the carpet when it goes into holes? I couldn't get consistently reliable wi fi on the 2nd floor, even though I had checked this before arrival because it was important to me. They did offer to change my room, but I was too tired by then to move. Being greeted by a room on a cold day with the heating off and a light bulb not working is a bit dismal, although the light bulb was changed quickly when I complained. There is a nice table to work at, but the chair is too low to work comfortably. The toilet seat would not stay up. Most of the dining room has little natural light. A request to sit by one of the two windows for breakfast was denied because "the manager has set out the tables for a funeral". There is not much choice if you do not want a cooked breakfast, although a member of staff did offer to go out and get me a yogurt from the shop. There was no written information in the room about the services offered by the hotel and it took me two trips downstairs before I saw the tiny writing on the phone that said you could dial 0 for reception.

This things may be petty, but for 65 quid for one person out of season I want a place where I can unwind, do a bit of work and feel at home for the night. Its the little things that make the differenc

hi im writing this review about one member of staff at the hotel the manager called valentine he was very very rude and very augmentative because i booked with him over the phone weeks before my stay for my aunties wedding and he took my card details and when i turned up on Saturday 8th jan 2011 there was no record of me being booked in so what happened to my details and when i asked him he said that's not a issue because we was talking about a incident what had happened in the mens toilets there was a flood and he was trying to blame my nephews and there friends they have done it and it made the to young boys cry so it up set my auntie to on her wedding day and he didn't even come to them and say sorry so i think that is bad in my eyes and the other thing about him he lies because you are meant to hand your key in at desk before you go out anywhere and he swore blind he was there but he wasn't i waited there ten mins but no sign of him and all so plz dont let him take ur cash unless get a receipt because my aunties cash went missin when he took it and my auntie didnt get a receipt for the cash what she left for someone else

Exceptionaly clean hotel, very friendly staff, good breakfast and nice ambiance. Good location for getting in and out of Boston, by car and walking into town. Only the fcat that it is an old style hotel (small corridors, cramped rooms) let this place down. Staff were great.

“Do not go to this hotel! 3 star* ..... Its not even worthy of a 1 star rating*!”

We stayed at this hotel for 1 night as we were in the area for a party and had got a cheap deal on Late Rooms.com. On arrival we were directed to our 'family suite' which was the furthest room away, at the very end of a narrow, pokey corridor and beyond into a little section by itself. The ventilation grate on the door leading to our room was bashed in and the paintwork needed serious attention! The hotel in general is very dated and needs a complete overhaul or perhaps knocking down and starting again! There was a dreadful smell of damp and chemicals & stale tobacco around the hotel. The carpets throughout were threadbare, dirty and had nasty stains on them. We also found empty crisp packets and a disposable camera under the single bed so they obviously hadn't cleaned there either! Infact the whole place felt so dirty that it made your skin crawl! We were literally there for 6 hours in total and this was 6 hours to many!! We couldn't bear to stay there any longer so set our alarm clock extra early and hot-footed it out as soon as possible. We couldn't even bring ourselves to speak to the manager about it as we were stunned by the whole experience and can't believe that a hotel like this is still in business. It certainly won't be getting our business again and I would encourage you to look elsewhere before booking a room at this hotel. I wish I'd looked on tripadvisor before booking this hotel as we definately wouldn't have booked it, but regretfully we didn't bother on this occasion as it was only for a 1 night stay, but if you are considering booking this hotel, I urge you to take notice of my comments and all the other previous negative reviews and book elsewhere as you will be sorely disappointed if you book this hotel.

The hotel is centrally located and convenient.
The room was a pretty reasonable size and it was quiet, the breakfast was nice.
The staff were helpful and pleasant during our stay furthermore, after we`d left they sent out my shirt (which I`d left in the room) free of charge.
£80 may be a bit on the high side for the room (though it did include breakfast) and the place has probably seen better days, but overall we were happy enough with it.
The acid test ? We`d go back there if in the area, what more can you say !
