I stayed in this hotel in Jan 2011. On their website they have clearly mentioned that breakfast is included in the room tariff but when I asked for it next morning they gave some varying vague excuses like that is not for everyone, that we dont provide during winters etc.The hotel staff is very rude.
Also, when we checked our bill while checking out, it was full of mistakes and the staff was ready to fight with us. They made us wait there for close to 1 hour while our taxi was waiting outside and then only they came to know that the bill they made was wrong.
The location of the hotel is also not great, rooms are ok but they wont give you proper service and try to cheat you whereever possible.

Our family stayed here for one night in December so that we could visit Old Goa before we headed north to our beach resort. The rooms were basic and clean, though we couldn't take a shower when we check in because they only have hot water for two hours in the early morning. No way of knowing as it was not posted anywhere. We asked the young woman at the front desk about getting a taxi to Old Goa and she was very unhelpful. It was almost as if I had asked her info about visiting the Taj. There was music playing in the hallways that was so loud we had to ask them to turn it down. Breakfast was basic, held in an outdoor sunken area with high walls all around.

Rooms are pretty small and slowly falling into decline.There are 4-5 lights but most of them donot work.The balcony is strewn with pigeon dirt and unusable. Management should try and put a net so that guests can use the balcony. The Aircon is put at a temperature of 25/26 degrees and there is no remote. You need to call room service to increase/decrease the temperature.
Breakfast was good. Room Service and Restaurant were also commendable.

But lack of co-ordination at reception was really disappointing.

WE had paid an davance deposit which the staff couldnot find at check in. Though I showed them the mail confirmation from their manager,they kept insisting for the deposit slip.The night before check out I paid the balance as our check out was to be early morning. Then during the day we got a call from them stating that we had not paid and checked out !!!! This was highly unprofessional as payment was made through credit card and they gave us a receipt. While staying there I saw a guy from Bangalore having some problem with the same issue.
The hotel is kind of in a quiet area and to get a taxi or auto you need to walk a bit. The shopping areas are a bit away from the hotel.

We stayed here for 2n/3d during Christmas 2010 in Double A/C which cost us Rs.2500/night double than the normal rates due to christmas/New Year holiday. Rooms and bathroom were clean and spacious with good amenities(TV,small fridge, Bathtub). The staff was friendly and the service was good. They arrange Bike on rent, sight seeing tours, Cruise, cabs on request. You can easily hire a bike and roam around goa. North beaches(Calangute,Baga,Vagator,Anjuna) are around 18-20km and South beaches(Majorda, Colva, Benaulim, Betul, Canaguinim, Agonda and Palolem) are around 40-45km from hotel. Being located in town most of the panaji's good restaurents are at walkable distance.

They provide complementory breakfast which was good.

Overall a value for money place.
