Although the rooms were clean and the outside was pretty, we were a little bit disappointed in the overall experience. The breakfast was good but set up buffet style. At previous B&Bs the breakfast was served which is really a nice touch which makes you feel pampered. Plus, the breakfast room felt really dark and drab. After the first morning, we ended up skipping the breakfasts and eating out! The rooms are quaint but the lay-out is a little odd. There are several rooms right off the breakfast and community room. So you really couldn't enjoy any central rooms for fear of waking or disturbing other guests.

My wife and I just returned from a four-night stay over the July 4th holiday, and had a wonderful time. Not only is Carrington's Bluff a beautiful, comfortable home in a lush, peaceful setting (and just blocks from downtown Austin), but Phoebe, the innkeeper, goes above and beyond the call of duty with her Texas-sized hospitality.

We'll definitely return!

Just returned from a stay in Austin. Loved the city and couldn't be happier with our stay at Carrington's Bluff. A very relaxed and hospitable bed and breakfast. The setting is lovely with garden lit up at night. Breakfast was delicious. Phoebe was a wonderful hostess. For the reasonable price, this place can't be beat.

We were on a tight schedule in Austin, and Phoebe made our stay easy and charming. It was an easy drive to downtown - we just wished we could have spent more time on the grounds!
