We made a quick trip to Austin to see "Tuna Does Las Vegas" at the Paramount Theatre and were lucky enough to find a room at Carrington's Bluff. It is truly an oasis just off MLK Blvd and near the university and downtown. We stayed in the cottage in a room with 2 queen beds. There were 3 of us and many bed and breakfasts don't have rooms which can accommodate 3 people, but this one does. The cottage has a full kitchen with a stocked refrigerator and microwave popcorn. It also has a coffee pot and selection of teas and coffee. Phoebe, the owner, had left fresh cookies for us. Some friends met us there and we had a wonderful time sitting on the porch and visiting looking out onto beautiful green landscaping. We went to breakfast in the main house the following morning and were quite pleased. The buffet was most generous with 2 entrees, a green chili casserole and pancakes and sausage as well as toast, bagels, cereal and juice. Phoebe and her staff are friendly and attentive. We will recommend it to our friends and definitely stay there again.

Phoebe was a great caring host at this historic and quaint little B&B in Austin, Tx. We're from California and relatively new to B&B. We met great people, the history was interesting, and the service as good as one would expect at a B&B. It is very near the UT campus and downtown which we found entertaining. Great restaurant recommendations given. Interestingly, Carrington's Bluff was one of the few B&B we found with King Beds which was a major in our decision making. We loved it and would not hesitate to return.

Although the rooms were clean and the outside was pretty, we were a little bit disappointed in the overall experience. The breakfast was good but set up buffet style. At previous B&Bs the breakfast was served which is really a nice touch which makes you feel pampered. Plus, the breakfast room felt really dark and drab. After the first morning, we ended up skipping the breakfasts and eating out! The rooms are quaint but the lay-out is a little odd. There are several rooms right off the breakfast and community room. So you really couldn't enjoy any central rooms for fear of waking or disturbing other guests.

My wife and I just returned from a four-night stay over the July 4th holiday, and had a wonderful time. Not only is Carrington's Bluff a beautiful, comfortable home in a lush, peaceful setting (and just blocks from downtown Austin), but Phoebe, the innkeeper, goes above and beyond the call of duty with her Texas-sized hospitality.

We'll definitely return!
