We spent three days in Austin in October 2011 and ended up booking relatively last minute, so most hotels were full (other than those that were extremely overpriced!) We decided to book at the Carriage House Inn - turned out to be a great decision! It was far, far better than a standard hotel. We were in the garden room, which had a very comfortable bed, nice large tub and a beautiful little sitting room and small kitchen. The room was comfortable and quiet, being at the back of the house, and located in a beautiful quiet neighborhood (but still close to Austin sights and activities - we were able to walk most places).

The breakfasts were different each day, and all were excellent. The house also offered plenty of nice areas to sit and relax, read, etc after a nice meal (the gazebo and the porch in front of the breakfast room were our favorites!) We also really enjoyed chatting with our hostess, who was very friendly and offered great advice on things to see and do in the city.

I would definitely recommend staying here when in Austin, it is a wonderful place!

The Carriage House is a wonderful place to spend a weekend in Austin. The room was clean and beautifully decorated. Tressie is incredible. She took the time to make all of her guests feel welcome and was very helpful in recommending restaurants and activities. Breakfast was awesome.

We stayed for 2 nights at the Carriage Inn Bed and Breakfast, located near the University in Austin Texas. The room was not only clean, well presented, but very quiet. The owner is a remarkable cook who prepared delicious breakfasts that far surpassed most restaurants. She is extemely friendly and full of good ideas for seeing Austin. This bed and breakfast is very centrally located and you can walk easily downtown, to the Capital, or see the University. No need for a car - they are near a well used bus line and the taxis are very reasonable. I would hightly recommend checking this out.

You know a place is good if they treat you with homemade truffles upon checking in! Tressie was such a sweet person throughout the entire stay. Her breakfast was delicious and she was so gracious to help us out with finding some places open for the outdoor activities we wanted to do. The suite was clean and spacious and COOL, especially in this hot weather. The koi pond was also beautiful to look at and the flowers were so relaxing all over the place. The location was great if you want to be in the center of town, close to campus and downtown. It's also great if you just want to ride your bikes or walk around town. If you're in Austin, you won't regret staying here!
