We spent three days in Austin in October 2011 and ended up booking relatively last minute, so most hotels were full (other than those that were extremely overpriced!) We decided to book at the Carriage House Inn - turned out to be a great decision! It was far, far better than a standard hotel. We were in the garden room, which had a very comfortable bed, nice large tub and a beautiful little sitting room and small kitchen. The room was comfortable and quiet, being at the back of the house, and located in a beautiful quiet neighborhood (but still close to Austin sights and activities - we were able to walk most places).
The breakfasts were different each day, and all were excellent. The house also offered plenty of nice areas to sit and relax, read, etc after a nice meal (the gazebo and the porch in front of the breakfast room were our favorites!) We also really enjoyed chatting with our hostess, who was very friendly and offered great advice on things to see and do in the city.
I would definitely recommend staying here when in Austin, it is a wonderful place!
