It was affordable and convenient, and a very pretty house. I like that they had nice gentle pretty house pets - two cats and two dogs. For me this is a big plus. Do realize in case you don't like animals at your B&B, the pets are carefully managed and you won't see them unless you want to (I wanted to). The owners seem very careful with the property and are hospitable. So for a reasonable place to sleep for a night in Austin, this did fit the bill. What frustrated me a bit was it felt pretty much self-service, except when you see the hosts at breakfast in the AM. You let yourself in, you arrive at certain times, you can have breakfast at certain narrow times, breakfast is nice but pretty lite and specific. Efficent, yes. Practical for a smallish B&B, I guess. It may be a kind of "nice" to have the flexibilty of not having to be socially involved with the property owners and guests. But still - there was no real lobby or sitting room or living roon - all floors were occupied by rentable rooms - frustrating in a prettily restored house where you'd like to have a common room (well there is the porch, and the breakfast room out back, but that is not exactly what I mean). Our room was functional and actually had windows on 3 sides - a nice feature - you are up in the trees. The bathroom is also very clean and functional with a claw foot tub (nice). I quibble a bit with the soap/shampoo dispensers - again an efficient low-maintenance touch rather than bars of soap - didn't quite fit the Victorian look, but maybe there are reasons (i.e. better cleanliness?). Also we did want to seek out beach towels for Barton Springs per instructions to not use the house towels, but couldn't really figure who/how to ask mid-day. We dried on our t-shirts. So in short, its kind of a model of staying at your friend's house, let's say. You do have privacy, a pretty nice room, quiet in a nice building, but I might have preferred a little more frills, fewer detailed instructions, more fussing over for a warm B&B experience. There may be reasons which I can't conceive as to why this is designed for efficiency. Don't mean to run down the propoerty whatsoever - everyone involved seems very nice and well-meaning - it's just I expected something a bit warmer, is all.
We had an upstairs room among trees and liked it - you can request that.
