I have stayed at this hotel few years ago and returned to this property again found not much have been change since my visits back in 2007.
1. The Hotel literally splited into two parts - the Renovated (upper) floor and Unrenovated (lower) floor, and it has been the same since. So if you are booking via cheapest third party website, you are most likely to be stuck in the lower floor room.
2. Within the 2 parts, the side facing the street have bigger rooms, and they are "mostly" twin rooms, which costs more. If you want more space or traveling with more than 1 person, then twin room is more ideal. The bed is definitely more toward the firm side but I am used to the Asian standard bedding so this is not an issue. The bathroom is big for Asian hotels with all the toiletries that you can think of.
3. My biggest gripe for this hotel is the AC control. During my last stay, I found the room to be way too hot. Unfortunately, the hotel did NOT upgrade its ventilation system. The room still have only one option - Either Heat or Cold and they shut down the AC completely during month of December. It was just way too uncomfortable to sleep in. I had to open the tiny window to let the air in every night though out my stay. I think it will be nice if they can at least install a thermostat in EACH room (yes some room have it while some don't and staffs don't seem to be aware about it), at least have a working fan function in the room will be appreciated
4. Staff's English proficiency level is still lacking at this hotel. Most of the front desk staff still have language problem. If you asked something beyond simple check in/ check out question. They will be confused. There's a French bell boy working at times to assist guests speak English but that is about it.
5. The location of hotel is good if you know how to utilize the bus/city subway system. Very good if you want to use Osaka as a point to travel to Nara, Kobe. However, for JR Pass traveler, it is a bit of hike to the closest JR Tsuruhashi station (~10-15mins uphill hike). Airport bus from both Itami and Kansai Airport are available at the side of hotel. Just ask the staff to direct you.
6. Lots local eateries available nearby the hotel. There are some cheap (~600 JPY) bento place (Yayoken) located behind hotel and 24 hour bento place that are good for family/budget travelers.
7. Breakfast buffet have everything from western to Japanese food. However, the taste is just alright.
If you are looking for a comfortable hotel without breaking your bank, this is definitely it. But if you are looking for a luxury, pampering stay, this is definitely not what you want to be stuck in it.
