I stayed in a non-smoking twin room with a friend. The room wasn't kept up very well. There were scuff marks on the wall and everything looked fairly old and worn. However, the bathroom and room were kept clean.
The room was extremely small, which is common in Japan, but to a level even I wasn't expecting. I am only 5'2" and I felt cramped inside the shower and bathroom. We didn't have much room to put our luggage, but somehow made it work.
Best part of the hotel is the location, which is directly in between the Odori Park and JR Sapporo station. Both were about 5-7 minute walk away, which means access to all the major bus/train lines was also only 5-7 minutes away. Also, it is only 1 block from the Sapporo clock tower.
You are supposed to give the key to the front desk on the 6th floor every time you leave the hotel, but we just didn't do this and had no problems, just remember not to lose the key. Also, the room had a heater (which was needed in December in Hokkaido), but even on low the room got stuffy. We just alternated between having it on and off, and managed to keep the room at a comfortable temperature. Always better to be too warm in the winter rather than freeze while you sleep/
Room Tip: only some of the rooms have internet so make sure to ask for it when you check-in
