The hotel is definitely not your average 3 stars to 4 stars hotel. Albeit, the missing towels -which we could simply ask from housekeeping (towels are limited to 2 per room) and the clogged bathroom floors every time you take shower plus the sucky breakfast, the hotel is decently located at Warisan Sq. Coffee shops, money changer, even your regular fast food chains (including Starbucks) are just downstairs and across the hotel. It's seconds away from Waterfront area and the varieties of local cafes and bars. The local handicraft market facing the water is just next door.
The room is spacious and well equipped. One of the fastest internet ever in the city I think - provided for free inside your room. You just need to request for the ethernet cable.
It's definitely recommended for first timer looking for comfortable not-too-expensive and -everything-close-by accommodation in the city.

Went to Kota Kinabalu for holidays on early December with the kids and wife. This is more than once we stayed there. The room rates are high due to school holidays and comes to about RM160 per room not inclusive of breakfast. We nevertheless stayed there due to convenience to the Centerpoint Shopping Mall across the road, the numerous taxi parked along the taxi stands just a stone's throw away and the food shops available within the Warisan Square itself.

This hotel is right within the town centre, the heart of the shopping centre. On approach, the no-parking signs would be the welcome greetings, followed by squeezing in between the signboards. Then a bell-boy would help carry your bags into the lobby. The lobby is fairly large by local standard, but you have to stand at the reception desk to register. Reception this time was horrible as I had to wait an hour in the lobby lounge for my room to be prepared - don't get me wrong - I had booked for my room 2 weeks before and I checked in at 3:30 pm! Worse still is that I had 2 small kids to look after, and they are sleepy and weepy and my wife is not there yet. And all I get is a cold poker face "politeness" from the reception and no apology. To make matters worse, a single traveller was given room cards upon arrival....that's odd, your hotel management should sort things out, family with kids first or single free travellers. Or maybe the management should ask for more payment and be frank if the room charges is not enough? I wouldn't hesitate to pay more and get it over with. Sigh.

Rooms size are adequate and ours are twin bed enough for 4 person, with working table, a lazy swivel chair, a flat screen TV, removable hot-water kettle, a small fridge and a digital-lock safe. Centralised air-conditioner with control panel for adjustment and a quiet room with windows overlooking an indoor courtyard is just adequate. Shower room is fairly large with adequate hot water, but toiletries replenishment and towels are inconsistent. Room cleaning (make-up) is rather slow, ours stretching into 5 pm and not done for the day upon coming back from outing. Even calls to the reception in advance from morning also of no use. If you wants a top quality hotel service with squeaky clean rooms, maybe this is not your choice.

There is two lift hall service the hotel, one from the main lobby and another from the other side servicing the shopping complex and carparks. The two lifts would be at two ends of a "C". Get a room at the back center of a "C" and you get a long way of walk for free.

The good thing about this hotel is the location. good drive-in carparks, good choice of restaurants nearby and easy access to taxis to airports.

During my 5 days trip in KK, I rented a car and thus I stayed in 1Borneo Mall area at 2 different hotels there. The hotels there are cheaper, nicer, much more cleaner than this hotel. As it was highly recommended as it is nearer to the airport as compared to the 1Borneo Mall area, I moved to stay at this hotel for the last night of my trip. It was the WORST hotel in KK I have ever stayed. I am a Sabahan but resides overseas so you can imagine how many hotels I have stayed in KK before. The reception service is LOUSY. Did not apologize since they do not provide any free parking. The cleanliness of the room and the bathroom were REALLY BAD, stained on the bedsheet, pillow case and the toilet cover and bowl. Yuk.. If not because I have paid for the room, I would definitely moved out. I don't bother to request for towels although there was no towel provided.. cleanliness worried me.. I also wonder if it is safe to stay in this hotel as the entrance to the hotel lift is shared with the public parking lots. This hotel seems like it is more cater for the locals who do not wish to be seen to be staying there so they can enter their rooms from the public parking lots lifts. At night, they are lots of indonesian and Philippino outside the lobby. I can bet that they are in "hanky-panky" .. Don't ever stay here if you have other choice

We decided to stay upmarket for our last night on honeymoon. The Hyatt and Meridian were both booked out, and the Jesselton only had single beds. A guest at the Jesselton recommended the Imperial.

We stayed in a super deluxe seaview room. It was modern with lots of straight lines and bold colours, tidy, had a cool window between the bathroom and the bedroom and great views from the bath out to the sea. Bed was comfortable and a cool reclining and spinnable chair. Staff were friendly.

It is very close to walk to the waterfront to enjoy the restaraunts and pubs.

Been here 3 times and repeatedly no towels in the room and the last time was the bathtub was filled with stagnant water! And believe it or not.. 2 dead flies were seen by the window frame! WORST HOTEL and then the reception was so unorganized!!! very bad management !!!!!!!!!!!!! all the workers are not trained.. service is rate "below 0 ,-ve" very disappointed...!! (room 1030)
