It's tatty and smelly and badly needing redecoration. The courtyard is pretty, so is the cold swimming pool, but the rooms have stains on the walls and old towels. Breakfast is not great, but they do make fresh omlettes which are nice. There is fresh fruit and tea and coffee, altough the tea is green not black. The restaurant is open in the evning, which is good if you arrive late and are hungry, but food is basic. iI just had a side of green veg with rice and that was fine.The waitress doesn't speak good English, we refused three drinks which she got wrong and eventually just had a beer. The shuttle bus is really old and rickety and full of holes in the upholstery. We didn't walk as the walk to town didn't look very pretty at all. We arrived on a Saturday night at 9pm and were very tired and there was the loudest karaoke possible blaring next door. Happily this didn't happen the following nights. There are better hotels in Vietnam for this price range. I will not reccomend this to my friends. Hoi An is a wonderful town so try to get a nicer place to enjoy yourself. We loved Hoi An.
