Breakfast is included and while it's not great, there is plenty of fruit, pastries, and tea/coffee available. The rooms are average in my experience, though judging from the pictures there were some much nicer options available. I would look at several rooms if you're booking here.
What truly drives me to provide a "poor" rating of this hotel is the staff. I found them to be unfriendly and unaccommadating, with a sort of "we have plenty of business without yours" attitude.
It rained the first few days while we were in Hoi An, and though our bathroom displayed a sign warning against loaning the umbrellas in our room, there were no umbrellas to be found. My husband advised the front desk of this fact, not wanting any issues to arise upon check out, but was told our room didn't come with umbrellas.
When the rain did not let up, I requested an umbrella from the front desk, offering to pay extra but was told none were available.
Upon checkout, we were delayed by the same staff member who accused us of stealing umbrellas :( (really?!)
Additionally, we purchased tour tix to My Son, a car ride to Danang airport, and flights to Saigon and Con Dao through the front desk through a long and tedious experience interrupted by personal phone calls, side conversations, and other staff distractions.
We paid more for these services than we would have elsewhere, and the "convenience" of doing it through this Lonely Planet reccommended hotel was not worth it... Shop around.
