I stayed at Lamai Inn for 2 nights during our trip to Phuket early december. The room price is reasonable given that the hotel is located at the heart of Patong town. Room was spacious but the floor was a little oily and the air refresher was a little too strong for my nose. Took me awhile to get use to it. But overall, the location was good and it's value for money.

Booked this hotel at the start of the low season at 700baht per night
Rooms were neat, clean. Hotel is conveniently located at Rat U thit road, very close to Bangla road (full of pubs), the giant shopping mall "Jungceylon" and also the Patong beach.
Facilities in the room are working fine, they also provide a double locked locker at the reception area. The stuff we placed there were safe for the 3 days we were there.
They also provide a computer at the lobby with free internet access. All rooms have wi-fi available, just get the password from the counter staff.
Only drawbacks are:
1) Low pressure shower
2) Bath water with a brownish-yellow tinge: makes the bathtub very undesirable to use after filling it up
3) Occasional loud music from the nearby pub. But happened only one out of the 3 nights we stayed there. Went on till the wee hours...
So if you want a good price, good location but don't mind some minor flaws, this is it.
