Set amongst rice terraces, ducks could be seen waddling around. Really well landscaped in Indonesian style. Room really comfortable and breakfast quite good. Restaurant attached had amazing views and worth a visit, although food was a bit hit and miss. All staff really friendly and would love to stay again. Was much better value than other places stayed in Bali. Set away from madness of Ubud centre which can be quite draining after a while and free taxi service into town was very comfortable and reliable. Gorgeous pool.

Room Tip: I went for cheapest room which was very stylish and perfectly big enough, so I doubt you can go wron...

I stayed in Tepi Sawah for 4 nights and chose to stay here after reading all the reviews from Trip Advisor. It's all the reviews say.. Breakfast is good, staff are friendly and helpful, villa is private and spacious. There aren't that many villas in the compound so you will definitely have a nice, quiet stay. My partner and I are crazy about the fried banana they serve for tea-time snack! I gave it a 4/5 because the only grouse I have is the wifi connection is really bad.

Room Tip: Try to get a room nearer to the lobby for better internet connection.

“Beautiful surrounds”

I had a short stay in Bali (only 3 days) and Tepi Sawah was a good choice.
The gardens are simply gorgeous, breakfast was really good and our villa was above our expectations -- view to paddy fields, with a big bedroom and a comfortable bed.
We have tried their restaurant one night -- food was good and price was reasonable. We were happy with the service -- driver and the hotel staff were always very attentive.

On our first day we decided to walk to Ubud main street - it was a long walk and it would be nice if it was not for the fact that there were almost no sidewalks and the traffic was crazy. As it was a bit dangerous, we started to catch the shuttle for the remaining days. It worked fine and sometimes we needed to wait around 10 minutes, what we consider normal.

I really enjoyed my stay at Tepi Sawah, but as most of other nice villas/hotels in Ubud, it is a bit far from the village centre. If I come back one day to the village, I will look for another place located closer to the centre.

Stayed in 2009, 2010 and booked again for 2012 - 2 nights each time. We use Taman villas for a family of 4 with 2 teens.

This is a well maintained picturesque property with a lot of character and is set adjacent to paddy fields. The pool (adjacent to Taman villa) is clean and the breakfast area overlooks the pool. Breakfast was included in the room rate and is a set menu with enough choice. While breakfast may not please the discerning customer, the food in the main restaurant is great and popular with the locals - known for the bebek (duck).

Ubud centre is a 5 mins drive away and the hotel shuttle makes regular trips through most of the day.

The rooms and bathrooms are spacious and beds comfortable. Plenty of storage space. Tv, coffee & tea provisions and fruit basket met our needs. The Taman villa room in ground floor may be a little dark for some.

When in Ubud, there is plenty to see and do in Ubud! This property completes the accommodation needs for a relatively reasonable rate.

The owner is an avid art collector and his gallery on the property has one of the best private collections of local art. Don't miss it!

Our first trip to Bali, Tepi Sawah Villas, a beautiful tranquil retreat with so much to offer. The staff were very friendly, most of which could speak english; their attention to detail was amazing, nothing was too much trouble. We stayed in the Batuan Villa (205) upstairs overlooking the rice fields, it was very spacious, beautifully presented and the bed so comfortable. The breakfasts were incredible, along with the restaurant which had a wide selection of foods; the outside dining areas were amazing, so beautiful set amongst the beautiful gardens filled with water features, stone carvings,tropical plants, decor, etc. The pool area is well presented and beautiful also. Excellent service using the shuttle bus to and from town.We will be booking in for 2012 to stay there again, we loved it so much. Judi & Joel Victoria, Australia
