Royal Guesthouse really is excellent value.The service was friendly, the reception staff was so lovely and really do care about their guests and I felt so happy and welcome every time I entered the grounds.I stayed five nights in two different rooms very clean and quiet ,13$ for a night.The rooms were decorated in Art Deco style.Breakfast was OK.For a few nights in a great city I couldn't realistically have wanted more for the the money.Location is excellent, in the middle of backpacker area.It was easy to take a blue taxi or hire a bike.
The staff aranged my transport to Hsi-paw and later to airport for a reasonable price in a shared taxi.
It's better to book ahead because during high season they have all rooms occupied by lots of tourist.

reliable option for backpackers in yangon. very clean but very small good value rooms, v good hot showers, breakfast room too small for number of guests,and breakfast portions small, but that's a minor niggle. this is a great value well run place who will help with ticketing and information

The hot water is limited if many people use it

And breakfast is not enough for me...(It is not buffet like other guest house)

But service is good staff are very helpful.

Location is also good just beside Manadaly Wall

It is a basic, budget guest house.
Paid $13 for a single room.

The location is good and opposite the guest house you can hire a bike.
The room I had was very small.
Not all staff were equally friendly.
