We needed help to find the Villa Boro but we received a very warm welcome and had a very nice room that overlooked the ocean! A cold beer and wine and helpful advice from the young hostess made our first day! Lots of steps down to catch the bus (#6) that took us right to the old town in 10 minutes! Buy a pass from the information centre and all is well for the travelling to and from the old town. Good restaurants below the Villa Boro and a nice quiet area to return to after a full day in the walled city of Dubrovnik. Need strong legs to carry yourself back up to the villa! Kept us in shape! Good swimming in the bay.

Room Tip: Ask for a sea view.

My wife and I stayed here while I was attending a conference in Dubrovnik. We left to tour after the conference, returning to spend an additional night here before we flew out of Croatia. We could have stayed elsewhere for the last night, possibly for a bit less, but the small possible savings could not offset the known quality, comfort and friendliness of Villa Boro. The owner greeted me with a glass of local wine and bowl of olives when I first arrived. Wine was offered every time I had occasion to speak to her.

Villa Boro is a sobe, a number of "apartments" run by the owner who lives with her husband and family in a larger apartment on premises. Pride of ownership is apparent. There were a large number of these in the area.

The room was large, airy and with a balcony providing a beautiful view of the Adriatic. it was cleaned daily. Queen bed, satellite TV with lots of channels, roomy clean bathroom with plenty of hot water; minimal sound from the next room except if my balcony sliding door and theirs was open, so not an issue. Shared kitchenette for 4 rooms with stove, fridge, bowls, plates and utensils. I bought a lot of the local fruit and pastries that I kept in the fridge. Everyone respected each other's treats. Our last night there, we were not so lucky. Someone took our yogurt and fruit. I see this as a reflection of the creep who took them, not the hotel.

The rate varied between 50 and 65 Euro/night. This was a tremendous alternative to the 250 Euro/night and up at the conference site.

Wireless internet was available, but I could get a signal only in the kitchenette. Another patron with an iphone had the same issue. Perhaps they will get a more powerful router? No trouble logging on.

We need to rent a car for about 10 days for our tour around and outside of Croatia. She arranged for a much cheaper rate (20E/day less) through a car rental place that delivered it to Villa Boro. Part of the saving in the rate was arranging to pay in cash, but it still would have been cheaper than a standard rental place if we used a card.

I've read a few comments complaining about the number of steps. This part of Dubrovnik is uphill from the beach. The number of stairs is large and returning to the hotel from the beach can be aerobic. The street offers an alternative,, but it's still uphill. We tried both ways. The stairs to the beach offer a view into many courtyards with flowers, lemon, fig, and other citrus trees. It's quite pleasant. You can stay at a hotel along the main promenade to the beach at a much higher nightly rate with more tourists and noise. I'd stay at Villa Boro and take the stairs any time.

Villa Boro is a small family owned place in the residential area of Dubrovnik near the big hotels and beach in Babin Kuk. It's a great place to stay if you're planning to go the beach. If not, choose a place that is more near Dubrovnik old town.

The bus stop is 5-10 minutes walk away, buses to old town run every 10 minutes and the trip there takes 10-15 minutes. Please notice that you have to walk steep stairs in order to get to the bus stop and beach if you're not planning to use taxi. However this is probably the case in almost all hotels and b&b's in Babin Kuk area. Therefore this place is not suitable for people who are physically in poor condition or disabled.

We got a warm welcome, we were asked if the room is ok for us and given a glass of cold white wine as a welcome drink. The room was clean and quite spacious, bed was comfortable and the sea view from the balcony is great. Air conditioning worked fine and there's also a television in the room. There's a fridge in the hallway for all the guests to use. The location was very peaceful and yet close to all the services and restaurants. In the hotel area near the beach it seemed to be quite noisy in the nighttime due to the music from bars but the location of Villa Boro is quiet.

We didn't try the breakfast but bought our own food instead eating it in our balcony and enjoying the sea view. However if you take the breakfast the hosts ask you what you would like to eat and we saw that they served e.g. fresh fruits, coffee, youghurt and bread as a breakfast for other guests.

I think that this is a better choise over faceless and noicy hotels in the beach and I would stay here again and have no complaints whatsoever.

“stay here only as a LAST choice”

I guess if every other place in town is closed it might be alright to stay here one night. I also could say that our room was clean this visit. The owner must have invented the phrase “bait and switch”. He charged us more than the price on the door, even though the place was essentially empty. This was the first place we have ever stayed, that we went to the tourist office to complain about.
