“Well located, but noisy staff”

OK let's go. I spent 2 weeks there. 1) Location: the best. Two blocks from the Arch, one and a half from the Parque Central. 2) Cleanliness: perfect. I checked the sheets, the mattress and the bathroom before accepting the room. And they kept it up all the time. Note that the towels are old. 3) Comfort: new mattresses, new bathroom appliances, new TV sets. 4) Safety: very safe. Like most hotels, they have someone on duty 24 hours a day. You must knock on the street door to get in. Since they have so few rooms, they know you personally. 5) Internet: very reliable and free. 6) Hot water: on two different instances, I had to walk to reception with shampoo in my hair to get the hot water flowing again (no phone in the room). Five minutes later, it was back. 7) Quietness: if you get up around 8 am, no problem. Any later than that, you will hear the staff working, talking, laughing.
Beware that they do not offer breakfast anymore. You must walk to their other more expensive hotel: Hotel del Parque, two and a half blocks away to get it, sometimes buffet, sometimes on order, always $5. That's the same hotel they send you to for $5 if you want to use a pool during the day.
Their staff seems to be new at helping with arrangements. They rely a lot on an outside travel agency that I found to be more expensive that the ones I found on the surrounding streets.

Room Tip: No second floor. You hear outside noises from all rooms.

Thank you for your review. We offer breakfast everyday from 7am to 9am. This has to ordered the night before through hotel reception, because sometimes there is no one wanting breakfast. Our cook just needs to know about how many to perpare it for and for what time, so it is served hot.

Our reception staff has worked at this hotel for several years & they know their job well. As most hotels & travel agencies in Antigua, we outsource all of our travel. Out of the 80 or so travel agencies in Antigua, there are really only about 5 that have their own buses. All others just sell space on thoses buses. Prices do vary, but they only vary $1 or $2. We basically do not make money on the travel, but just offer it as a service to our hotel customers that want it.

This reviewer did make one good point about the bath towels and all have been replaced with better quality new ones now.

Hotel Casa Antigua is a very clean mid-range ($65 double room) hotel that is close to everything in Antigua. For several years, we were rated in the top 10 hotels on Trip Advisor, but with all the new botique hotels ($200 to $500/night), it has been hard to keep that rating. Sometimes, it seems very unfair to be compared to other hotels that are 5 times our price. So, we feel that we give you a much better value for your money.

“Good average hotel, accomodating, great location”

I rate this a good 'average' hotel. Booked months ahead of time. Small inn with pretty courtyard in middle. They said they served breakfast but when we arrived they no longer offered it. Room was clean and spacious. The bathroom needed work/updating. Staff offered to move us to another hotel with breakfast for the same price, so they were very accomodating. If you're on a budget and don't mind a warm (not hot) shower and to go somewhere else for breakfast then this is your place. If you're used to higher standards than go somewhere over $100 a night. Was very safe at this hotel and great location by the arch.

“Very quiet hotel”

We found the hotel to be very quiet & pleasant. There was Wi-Fi which was easy to use & very useful. The roof deck had a great view (see attached photo). The staff was friendly & helpful. The hotel is centrally located & very convenient. There is a SUBWAY sub shop just down the street for those of us who miss American food. The courtyards were well maintained with beautiful plants & flowers. The bathroom had a big walk-in shower with lots of hot water. We were picked up at the airport on time via the service arranged by the hotel without any problems. Overall- a nice quiet hotel in a great location.

It might feel like you're spoiling yourself, but Hotel Casa Antigua is worth every penny. Friendly and helpful staff, clean and interesting rooms and a great location make this hotel well worth the $$.

“Overpriced, better comfort and values elsewhere”

We have stayed at Casa Cristina and Hotel D'Leyende and think those are both much better choices than Casa Antigua.

Our reception was the first noticeable different. The desk staff was not very warm, although the cleaning and maintenance staff was nice.

We had a small group with three rooms, so saw the variety. Our room was clean, but the paint on the wall facing the courtyard was stained (with mold, perhaps), and gave the impression of lack of maintenance. The bathroom door was old and beautiful (lots of patina), but did not fit the opening, so there was a 10" gap between the bottom of the door and the floor, which seemed haphazard. The lights in the room were extremely dim and led to a dreary experience. The hot water in the shower was fine, and there were no problems. Just that for $65/night in Antigua, I expect better, and got better value at the other places. Lots of noise from an adjacent room started at 2:00am, with people walking around and talking loudly outside the rooms. Can't blame the hotel for this, don't know if there was a night guard that could have requested silence.

Our friends' rooms were variable. The Single room was very small (not unexpected) stuffy, and equally dreary. The other room (nearest the laundry) was bright and spacious but spelled like a male cat had spent a lot of time in there. The smell was overwhelming. Fortunately, the couple staying in that room was hard of smelling and didn't notice, but the three others of our group could not have stayed in that room. Perhaps that is a one-time problem.

The courtyards are quite nice, and make for an enjoyable place to gather. They also have signs asking people to keep the noise down in the courtyard, which is considerate to the rooms that surround it.

The roof deck has unrealized potential. There are a pair of plastic chaise lounges (without cushions), and a few tattered and broken chairs. With minor cost and effort, it could be a nice sitting area with views.

From up there, we spied another beautiful roof deck and garden, and went to find it. It turned out to be the roof garden for the hotel across the street, Meson de Maria. Once we walked through there and saw how beautiful it was, and how tastefully it is decorated, with multiple functional courtyards with excellent seating and gorgeous views, we decided to make reservations there for the following week. And we were VERY happy there, although it is much more expensive, at nearly US$100/night, we were glad we did.

The location is very good. Short walk to everything. Road is noisy, since it is the main road into town.

One warning... Make your reservation through the email address (hotelcasa-antigua@hotmail.com) accessed from their web site, and not through the RESERVE NOW button. If you reserve directly from them, you save at least 10% of the cost. But more important, you get the hotel's 3-day cancellation policy (no charge). If you use the third-party booking system, the cancellation policy is supposedly 10-days, so my traveling companion got charged the full amount of the room despite trying to cancel 7 days in advance. Nowhere could we find that cancellation policy on the third-party booking site, not on the confirmation email. The hotel made no effort to accommodate the cancellation (they could have offered a refund if the room got reserved, since it was a busy Friday night). I suggest the hotel make VERY CLEAR on their web site the cancellation policy if booked through the online reservation system to avoid unhappy customers.

Furthermore, even though I booked my room using the email, they were somewhat reluctant to cancel my return reservation. Said it couldn't be done from the desk, needed to be done online.

Room Tip: Avoid booking online, use the email address instead to save cost and avoid the unreasonable cancella...

I am truely sorry that this 3 room group did not enjoy their experience in Hotel Casa Antigua. We are a 3-star hotel at a very reasonable price for Antigua, which is the most expensive tourist place in Guatemala due to all Antigua has to offer. Our double rooms are $65, and lower in low season. If you compare this with the other hotels close to us on Trip Advisor between $100 & $300, our $65 is a good deal. Then, as the reviewer stated 2 other hotels, and they were over $100. So, where is the fair comparison. We give a fair price for a good hotel. If I wanted to change this hotel to a 5-star, $300/night hotel, I would expect more quality, but that is not our market. We perfer the market of people looking for a good budget hotel that is very clean, and close to everything in Antigua.

Also, our hotel is 1 & half blocks (3 min walk) from central park. One of the reviewers comparison hotels is 8 blocks (25 min walk) from central park. Who wants to make this walk after a late dinner on dark streets.

Our hotel has many priceless antiques, including 300+ year old doors, and we try to keep things as original Antigua as we can, while offering all the modern conveniences.

I will take this reviewers suggestion and make the rooftop terrace nicer, by putting new chairs and tables. So, any future guest can expect a nicer rooftop terrace, still with great views of our beautiful city.

We do have a nighttime guard. So, there is hotel staff 24hrs/day in the hotel.

As far as the pricing & cancellation policy, we have it very clear on the hotel web site. Anyone wanting to make a reservation has to look at the pricing page to chose their room & see the price. Directly below the room prices (in the same size text) is stated "The online booking service has a 3rd party comission built into the price." & the cancellation policy. This is as clear as it can get. So, I am not sure how this reviewer could not see it. Please look for yourself and you will see it. The 3rd party reservation systems charge a commission & always get their money upfront. So, this makes cancelling a little harder due to the 3rd party site already charged the customer their commission for the entire stay. We can cancel someones reservation, but only refund the hotels part. We can not do anything about the 3rd party web site, because the hotel never sees this money and has no control over it. This is just the way the online booking systems work & the reason some of them have a longer cancellation policy.

We have over 80 good reviews. So, this should tell you something good about our hotel.
