This family-run B&B is in Barranca, an old residential part of Lima, and is a good place to stay because it is spotlessly clean, the rooms are large, the breakfast is delicious, they provide info and ideas about what to see and do, and they are all very kind and helpful. It is a quiet haven compared with the noisy centre of the city. It is a very safe, quiet area and I thoroughly recommend it. It is easy to travel by bus, or walk, to other parts of Lima - only c. 50 metres from a bus stop. The area around has resteraunts, galleries and colonial buildings, and best of all is about 2 mins walk from a wonderful view over the sea, and you can walk down steep steps to the beach. The lady owner is an ex-nurse who does much charity work with the poorest of the poor, and she can speak English although, of course, if you are able to speak Spanish it will always be appreciated.
