We stayed for 7 nights, booked via email and paid cash at the end. Very friendly staff and well organized. Good location in that it is on a quiet little alley but has a few cafes and restaurants nearby, and is a 3 minute walk to the Thapae Gate. Street markets are nearby and you don't really need a tuktuk. Rooms were cleaned very quickly in the morning, and the girls did a thorough job! Wifi was strong in our room, plus free computer in the cafe. Laundering service had a quick turnaround. We also took 2 tours recommended by Gilles and they were very good: the "SImple Trek" (elephant park+minority village+lunch+bamboo rafting) and the "Jungle Flight" Zip-lining (I found it just as good as the Gibbon but cheaper), AND we took a cooking class with "A Lot of Thai" that was excellent. Many thanks to the staff at All in 1 - we highly recommend it! Especially at that price!

I stayed two nights here over the weekend and easily made a booking via email with Gilles. When I arrived I was looking for the hotel in the wrong soi, and Gilles kindly came and picked me up on his motorbike when I rang him up.

The best thing about All in 1 is the location, in a peaceful soi with little traffic, but 5 minutes walk from the main touristy bits. There was no traffic noise at night. The place has a nice little green reception area, with a number of friendly resident cats. I didn't try the breakfast but there are plenty of places to eat in the same soi or in the nearby area.

The room was large, clean, with satellite TV, aircon and fan. The main downside was the bathroom which is so typical of cheap hotels in Asia: everything gets drenched when you have a shower.

For 695B a night this is pretty good value, but you can also get cheaper elsewhere.

All of the reviews below are true. The french family who run it are great, and they are very helpful with extra services (like baggage storage if you trek etc)

I did only stay one night though, as for the budget traveler I think there are better options in Chiang Mai. My room was 600Bht a night, and there are at least 4 other guesthouses on the same street between 250 - 350 Bht. Admittedly not as nice, but as a solo traveler the difference was worth moving for :)

But I do not wish to speak ill of this guesthouse - as for a family, or a couple it would be great.
And I do like the location... as long as you stay within 1km walk of Tae Phae gate (preferably not directly on Tae Pae Rd - you will be fine :)

the owner speaks Italian, French, English and Thai, he giave us a lot of suggestions about where to go eating, having fun etc and he even took us to the reastaurant with his motorbike.It's like to be at home, being abroad: what a great thing!the rooms are colored,nice just the batroom is not big but it is inside the room and in any case you'll spend the most of time outside so no problem!there is a large hall where you can meet other people (the most of tuime they are French!) anc there is 1 computer to free use internet, finally it is in the center town and at 10minutes walk from the market area for the night amusement:STRONGLY SUGGESTED!
