“A quiet and comfortable place to stay”

My partner and I have just come back from a short stay in Marrakesh and spent 4 nights here during Ramadan. The place is a little hard to find, so unless you want to ask for directions when you arrive, make sure you note down the way. Expected the worst after reading reviews. However, once you go past the heavy wooden front door, you can escape from the chaos of the city.
We had almost no problems with our room (none that were the riad's fault) and Rashid speaks good enough English to get by with (are people trying to debate metaphysics with him or something?). No dog, but there is a turtle. You can steal wifi from the Princess Riad next door too!
As other people have said there is a mosque about 15m away that makes a bit of noise... and every 50m after that. It's the medina, get over it!
Breakfast was just perfect and the rooms cleaned and tidied daily and the place is incredibly easy on the eyes. The rooftop terraces are perfect for escaping the heat of the day and just relaxing. I can't think of anything bad to say.

“Riad clean but noisy.”

The Riad is clean and the the service in good and kindly.
If you wanna sleep well just isn't so quite. During the night around 5:00 Am the mosque (very near) begin the prayers so loud.
In this case better choose a Riad just a little bit far from any Mosque.
The position is perfect from the center of the Medina 200 m in line.
For who choose this Riad this are the coordinate and a little guide where to go and turn.
Latitude: 31.624279°
Longitude: -7.986352°
From the place Jamaa el Fna take the Rue Riad Zitoune el Kdim (pict. 1), after about 150 mt. turn left to the Derb Jemma (pict. 2). Go ahead for about 50 mt. (you will pass near the Mosque - pict. 3) and turn right (pict. 4). Other 50 mt and you are arrived (pict. 5).
The Riad is essential about service but a good deal for the price. Wi-fi free and 1 pc at the 2nd floor .

“Greedy French owner, using cheap tricks/lies”

We made a reservation at the Riad based on the photos online.

What we LOVED is: Rashid. GREAT MAN!!!

We arrived at the Riad only to discover that the rooms have been double booked and that our room is actually not at all at the Riad but at an appartment opposite the one where the owners lives.

The first night it was terribly noisy, we could not sleep at all as the windows are facing the street...

Before even booking we made sure that we book a room with Internet. We will assured a high-speed internet. We made it clear that it is crucial for us to have internet. We absolutely needed the connection at strange hours like 3-4h in the morning twice for personal/professional reasons. When we found out that at the other place there was NO internet at all...we were not happy to say the least...

The other place is also not nicely decorated, nor anything else...

Breakfast was nice.

We hated the cheap tricks and hated being lied to. When you book a room you expect to get what you booked and not a noisy, ugly alternative instead...

I guess we did not get the special treatment because we are not French as the owner...

We had a great stay in Marrakech, but no thanks to the owner.

As I said Rashid is a wonderful person. We liked talking to him. His restaurant recommendations were great.

“BAD VALUE & SERVICE”

Very rare for me to write a bad review but unfortunately this one is. 5 of us stay in 2 rooms for 3 nights (each of us pay €80), for Marrakech that's bad value. Bathroom with no door so no privacy. But well that's not the main issue. After we paid in cash in the office, Rashid (the owner or manager?) call us back saying that it's €40, we all paid to him in front of him, checked and done but then he accused us of stealing, forced us to check our pockets. We were so upset, then he slam bang the table with his fist. It certainly not a nice welcome & very scary. At the end we give €30 (that's the only € we have) just to shut him up. We were so scared and unhappy with the situation. We suspects it's his way to get more money from us (we're group of young students, easy target?!) I've been to Marrakech many times, never experience this before. Maybe it's our bad luck, but if you happen to stay here please make sure be firm when you pay in cash in front of him, make sure he doesn't try like what he did to us.
We request for 7.15 breakfast as we had to go to the Sahara & he said yes but well of course he didn't provide it :-((
Accommodation wise is ok, you can get better place elsewhere with the same price this place charges. No wifi and dvd player as they mentioned it (we didn't need it anyway but it's a lie) For me service & facilities have to match with the price and this place certainly got them wrong.

“I felt at home here”

I travelled to Marrakesh alone and spent a week at Riad no 10 in Dec 2006. I returned in Dec 2009 with my son, and was delighted to be stopped in the alley by Rashid, who recognised me immediately and welcomed us back to Riad no 10 for breakfast. What a pleasant experience.
The place hadn't changed much. The rooms are cosy and decorated in traditional Morrocan style. They are clean and bathrooms have hot water. Breakfast on the terrace is a delight. Its close to Djema el Fa (2mins walking) and the staff - particularly Rashid - are a delight.
My french is very limited, but that was no great problem. We were able to communicate and have a bit of a laugh.
Mostly I felt safe and at home here and hope to return in the next few days.
