“Less privacy than a hostel, more expensive than a hotel, run-down”

There are 5cm gaps around the thin wooden bedroom doors around the cetral communal area. This stops none of the noise made by the owner or his many visting family members, but stops paying guests from making a sound at the owners insistance.
None of the bedroom doors lock!
The plasterwork in the bedrooms and bathrooms is cracked in many places, but the biggest problem here is the integriry of the owner.
Having 'helped' us and some of the other guest with making local purchases, and then finding out he had maked the purchases up by over SIX HUNDRED PER CENT, his attitude when challenged was one of 'this is Marrakesh, every one gets ripped off! What did you expect?'.
I suppose the alarm bells should have rung when we were asked to pay in cash amnd told we must not discuss the price we have paid with the other guests - sneaky and underhand.
Having now spent some time in Marrakech I can say there are much better places to stay at better prices, don't get ripped off here.

“FEEL AT HOME”

This Riad is located a very good situation in the center of the city of Marrakech, at only five minutes walking from the place Djema el Fna. Is like your own home. Said, the owner, is like a father, introducing you in the unknown city and advising of best places for eat or for buy all kind of things.
If I go again to Marrakech I will go again to this Riad without any doubt.

Great Riad, in central location, the perfect place to stay to be close to the square but also be able to get away and relax.
The staff were all very friendly and went out of their way to help.
Loved the tea and cakes on arrival .. and the fruit and dates throughout the stay made it feel like you were at home.
This riad definitely made our stay in this amazing city.

“This Riad and Said, the owner made us feel like family”

I can't say enough about our experience at Zinoun Riad, the attention to our welfare while in Morocco was above and beyond any service I have experienced in even most 4 star hotels here in the states. Said, the owner, invited us into his home, heart and friends. We had the most wonderful New Years eve dinner with other guests from Italy. Probably my all time best New years. The food is phenomenal. Said, was helpful in organizing our day trip to Essaouira, he found us a Riad and we caught a ride w/ our new Italian friends. When we returned he upgraded us to his best suite and it was prepared to the nines with rose petals and wonderful ambiance. While we were gone, he even obtained tickets for our train ride to Fez calling the Riad in Fez to verify when we arrived. Being American in Morocco can be a daunting experience due to the language barrier and possibly being taken advantage of financially in the souks. On the very first day, Said sat us down and gave us the low down on everything we would need to know. I will never forget all the wonderful breakfasts spent discussing, world issues with Said and his numerous friends that stopped by. We could never have been so immersed so quickly in the culture if it were not for Zinoun riad, and Said. Thank you for the experience of a life time. Zinoun Riad goes the extra mile or kilometer to really make your stay special and handle any need you would have.

“perfect location, nice room and very kind hosts”

I was here in October on my last night in Marrakech, when I joined a friend of mine who was there for a photography workshop. The owner, a really kind person, let me stay without charging extra fee (the room was booked for single use) or extra breakfast, which, by the way, was nice and rich.
The riad is located just perfectly, 5 minutes walk from Jamaa El Fna, no problems getting back home at night: easy and safe.
The room was spacious and nicely furnished, only I found it to be a little dimly lit, but overall charming. The bathroom was perfectly lit and big enough. I can't say much about the atmosphere of the place because I only was there for a few hours but felt this Riad is a welcoming place with a nice vibe, plus they host workshops, so Iyou might check out what's going on there. I would recommend it to my friends and families.
