“Difficult to rate”

I think this place should be listed under Vacation Rentals, rather than Specialty Lodging or Hotels. We stayed at Kunquat Cottage for 12 nights while touring in the area. We chose it because we have dietary restrictions and needed a place with cooking facilities. There were few places of this type in San Ignacio to choose from. It was very difficult for me to rate Kunquat Cottage, as it had some very good qualities along with some definite drawbacks. I'll start with the positive aspects.

The cottage consists of four large rooms, uniquely decorated, including living room, dining room, kitchen and bedroom and a large bathroom, with a shower big enough to accommodate six people. There is also a very large, landscaped garden area, where you can pick carambolas, mangoes and plantains if you're there in the rght season. There is even a very young kumquat tree.

The cottage is conveniently located about a five-minute walk from the center of town. The living room has a small, flat-screen television with cable, CD player, DVD player and a selection of CD's, DVD's and a few games. The dining room has a large table with four chairs and a computer with Internet (which was very uncomfortable to use because of its location on a low, small table). There is a large, rotating floor fan, which was sufficient to keep things comfortable during our stay (but might not be sufficient in hotter weather). The bedroom has a king-sized bed with huge pillows and a mattress, which I found a little too firm, but my husband thought was great. The room is air-conditioned, but we didn't need it ,as the temperatures were very comfortable and there is a fan. Changing the linens is a do-it-yourself affair, but there were lots of extra sheets and also good quality towels..

The kitchen has a gas stove and oven, full-size refrigerator, microwave coffee grinder and cappuchino machine, electric wok and frying pan sufficient dishes and utensils.

Both landline and cell telephones are available. You need to buy a BTL card in town to use these for outgoing calls.

Now for the drawbacks: Don't expect a good night's sleep, despite the comfortable bed. The neighborhood dogs make a racket all night long. And, if they happen to take a short break, you can hear the roosters crow. Loud church bells ring every morning at 6:05 and intermittently thereafter. Bring earplugs!

The only hot water was in the shower, which has an electic heating device. The bathtub water is supposed to be heated by a solar heater, but, even at the end of a sunny day, we were never able to get anything hotter than tepid water from the faucet. There is no hot (or warm) water in either the bathroom or kitchen sinks.

There were no mosquitoes when we were there, but I was bitten many times by sand flies, which are small enough to come through the screens. Over two weeks later, some of the bites still itch. Also, the large gap under the several doors to the outside enables other crawling and flying creatures to enter. We found tiny ants on the floor, counters and even the computer screen. I didn't mind the little lizards, but could have done without the spiders and beetles. A weekly spraying by the maintenance people might help alleviate this problem.

To get from any one room for another, you need to go up or down from one to four steps. While this isn't too bad during the day, it's quite dangerous at night -- to get from the bedroom to the bathroom, it's up two steps and down three in the dark (unless you like to sleep with the lights on), and the reverse getting back. I truly was grateful to get through our stay without falling.

As others have mentioned, to get to Kumquat Cottage from town, you need to go up a steep hill. With arms full of bags from the market and the sun beating down, this is not particularly pleasant.

There are no lauhdry facilities, just a clothesline outdoors (and no hot water to wash your things in, as I mentioned above). You need to wash things by hand or carry them into town and back to have them laundered at Martha's. When we arrived, there were only five clothespins, but more were brought during our stay. There was also only one extra bag for the garbage bin, which turned out to have a big hole in it. While more were brought a couple of days after we requested it, these things should be taken care of in advance of someone's rental.

It rained quite heavily the last couple of days of our stay, and there was a leak from the skylight in the living room area. Perhaps the owner was not aware of this, but I have informed him.

“NICELY EQUIPPED ECO-FRIENDLY COTTAGE”

My daughter and I had a fabulous time during our recent visit to San Ignacio. The Kumquat Cottage was an excellent, reasonably priced, convenient choice for lodging. The architechtural design and decor of the cottage is creative and quirky. The gardens are a joy to explore. Bring your ear plugs if you are a light sleeper. San Ignacio's dogs love to bark night and day.

Cable TV, Telephone, Cell phone, PC, Internet Access and kitchen appliances are provided. The shower does work but you need to follow the instructions in the guest information to get hot water.

If you are expecting a 5 star resort go elsewhere and pay a lot more. But if you want a convenient, reasonably priced, nicely equipped cottage in a safe and friendly neighborhood then KUMQUAT may be a great choice for you.

San Ignacio center is a short walk downhill. Good, inexpensive restaurants are plentiful. We especially enjoyed KO_OX HAN NAH, SANNY"S GRILL, SERENDIB, ELVIRA'S, and MARTHA'S. Venture uphill to SWEET TINGS bakery (coconut cake is a must).

Tours leave from town. John Chuc of Kin Wink Jungle tours is most highly recommended.

“Great value for money....Homely-Earthy Kumquat”
5 of 5 stars Reviewed 31 December 2010

Lovely cottage with artsy-rustic look/feel. Don’t expect flashy, modern condo - just a homely, countryside dwelling with ALL necessary amenities for comfy stay. Best part is “care taker Ricky”. Great guy who provides all the help you could ask for.
Fully equipped kitchen with a few basic spices, oil, sauces. Complimentary cell phone (‘top’ it up with card from grocery store) there for use. Basics can be bought from local store. Beautiful ‘natural’ back yard with variety of trees/plants and colorful flowers/ leaves. Cottage comes with own two ‘Iguanas’ that perch on some of the trees. 8 min walk from 3-street downtown. Great quaint little restaurants! Hannah’s for great Belizian-Indian food. Greedy’s for good and cheap burger meal.
Xunantunich,CahalPech,Butterfly farm,Chaa Creek (med trail) – 1 day on your own. Be prepared for off road driving. Don’t turn around and come back.
Mountain Pine Ridge….go with a tour/personal guide (Ricky came with us… nicest part of our trip).
Lovely place to stay!

“Lovely cottage with a unique, quirky sensibility - an amazing value!”
5 of 5 stars Reviewed 28 December 2010

This charming place is one of the best lodging values anywhere. It's spacious, attractive (photos don't do it justice), comfortable, and beautifully situated -- just a 3-minute walk to the center of San Ignacio, but it still seems quite secluded. The full kitchen, equipped with everything you might need, is a major bonus. Go to the market on Sat. morning, pick up some just-laid eggs and some homemade salsa plus a few pupusas, and you're all set for Sunday brunch. Every detail of the decor is tastefully offbeat, and adds to the magic of staying there. My only caveat: dogs roam the streets of San Ignacio, and they can sometimes raise a ruckus. If you're a light sleeper -- and this is likely true anywhere in the area -- earplugs might be in order. Having said that, we slept fine on the huge, comfortable bed. BTW, you can get a day pass to the nearby San Ignacio Lodge to use their swimming pool.

“Great homebase for exploring Cayo.”
4 of 5 stars Reviewed 18 December 2010

We stayed at Kumquat Cottage for one week.a the start of a three week first-time trip to Belize. Kumquat is a truly unique home tucked in a green space setting in the city of San Ignacio. The cottage was a terriic homebase as we got acclimatized to the warm temps and the area. The cottage was as described, and safe and secure. Dealing with the owner via email prompt and straighforward. The caretaker was ill the week we were there but between the Info Binder in the cottage and the helpful people of Cayo we had no problems getting answers about the town's ammenties and making arrangements for tours. The location allowed us to walk or cab downtown, and was within walking distance uphill (which served to get us in better shape) to the San Ignacio Hotel where we used the pool for a fee and visited the Iguana sanctuary. Highlights of our week included going to Chal Pech, Xunanatich (spelling?), the ATM cave and Barton Cave. The cottage's computer allowed us to be in easy contact with home and was helpful day-tour planning within Belize. I read the one negative review that preceded our visit. I can say that the concerns the guest expressed were addressed by the time of our arrival. We are a couple in our 50's, and we like our adventures 'light', Kumquat delivered on comfort and security, plus privacy and the ability to self-cater in the busy little town of San Ignacio. Highly recommend.
