We' had stayed at Tricketts twice before, in 2008 and 2009. We liked the grand-but-comfortable historic home, the large guest rooms, the generous & delicious breakfasts and the great location in Glebe.
On arrival this time, we were surprised to hear that there were now only two guest rooms, both on the ground floor. The owner told us she now had her son and his young family living upstairs - including a two-and-a half year old and an 18 month old! We were pretty unimpressed to be told this only on arrival, given the early hours that young families keep and the potential for noise.
Our concerns were well-founded. The room directly above us seemed to be the family's living room. There was the sound of a child running around and playing noisily from 6pm until we went out to dinner after 7pm, and then again from 7.30am the next morning. This was accompanied by the heavy tread of a supervising adult, and an occasional cry from the younger child. Needless to say, we could not sleep in.
At breakfast, the owner "hoped there had not been too much noise". The only other guest (an academic there for just one night) politely demurred. We however were pretty frank about the noise. Perhaps as a result, it was quieter the following morning until around 8.30am.
Although the owner said she was keen to keep the B&B going, there were other small signs that it was perhaps no longer as high a priority for her. One of the three curtains covering the bay window in our room had gone from its track and the towels were pretty shabby. The ballroom, which previously had been open to guests (and was a highlight) now seemed to be off-limits as the owner's living room. And we were a bit put out to be "asked" if breakfast between 8am and 9am was fine with us - I replied that actually it wasn't (previously it was available until 10am), and we agreed on 9.30am instead. On the upside, the breakfast was still good and plentiful.
In short, this is still a reasonable accommodation option in a great location - provided you are aware of the new situation and do not mind the noise. But I think we'll be looking for a quieter option next time.
