We stayed 3 nights at this hotel. Never having stayed in Arras before we booked it for it's price and location, how we wished we'd done some homework first!
The hotel is next to some type of factory on an industrial estate on the outskirts of Arras. The car park is unlit at night and we were very wary of leaving our car overnight. There are no bars, cafes or restaurants within walking distance. 'Chez Arthur' around the corner was closed for the whole of our stay.
The hotel needs decorating throughout. It is very shabby and the public areas smell of damp.
Our room was on the ground floor overlooking the adjoining factory. It was dark, miserable and in need of decoration. The hotel boasts 'satellite TV in all rooms' but all channels are French. The en-suite shower room was tiny bur fairly clean. The toilet didn't always flush properly and the shower was not fixed to the wall.
The corridor it was on stank of poorly maintained drains.
They advertised a restaurant but it wasn't open on the 3 nights we were there. No coffee making facilities in the room. We asked at reception if we could buy a coffee and were told 'only at breakfast'.
There is no bar and no vending machine to buy any type of drink
The staff were unhelpful and seemed 'put out' if you asked them anything.
Breakfast was OK but if anything ran out it was a long time before it was replaced, again staff unhelpful.
Can't think of anything positive to say about Balladins Arras. It's true that you get what you pay for but our money would have bought us a lot more in a local guest house.

“It's cheap for a reason !”

We needed to stay somewhere to break the driving, and for the price they charged, it was just about adequate. The location is down a cul de sac road by a commercial/industrial area. Hidden by large hedges, it is hardly inviting. I thought it odd that there was a chipper van at the top of Rue des Fleurs, but at least it offers a choice of food !

The staff were helpful but it must be a downer for them, having to work somewhere that badly suffers from a lack of investment in its upkeep. The "bar" is a couple of seats next to reception, the stairs (no lift with 2 floors above) could do with a bit of attention as well. The room could do with the carpet being at least cleaned, though replacement would be a better option, while the shower/toilet area looks very faded.

It wouldn't take a lot for this property to improve dramatically (including painting), but I would imagine money hasn't been spent on it in quite a while.

The one bright point is the wifi is excellent here, AND free.

So between the price being cheap and the wifi, it is worth staying here if you are just stopping off for the night and aren't too picky. I wouldn't fancy staying there longer than that.

Room Tip: No lift, so if you have an issue with movement, ask for a room on the ground floor.

“Not for a holiday”

Adequate only. You get what you pay for. Good hotel for travelling salesmen. No leisre facilities or bar area and retaurant is cafeteria chic. Good 5/10 mins drive from town centre.

“A very forgetable experience.”

Thank God we only stayed for one night. It was dirty, smelt and by 9.00 breakfast was gone. We were told you can have croissants if you can wait 15-20 minutes. The hotel was supposed to be 200 metres from the centre - rubbish - it was a good 40 minutes walk.
About the only redeeming feature was the receptionist on arrival - very friendly and helpful. Other than for that there was not much good to say. I wouldn't stay there again nor recommend it.

This hotel was perfect for our needs. The room was basic, but well priced at only 58 Euros for one night between two. The bed was comfortable and the shower excellent. The room was a little small but we only used the room to sleep so it wasn't a problem. The hotel is a fair walk from town so i wouldn't advise if you are staying in Arras for a few days or looking for a comfort hotel. But if you're looking for somewhere to get your head down that's cheap, then this place does the trick.
