The good:
The location by the pines is great if you want to cycle/ walk through some lovely landscape and through to the beach. The breakfast was not spectacular but fine for the price, and the coffee was lovely. The bedroom, while basic, has everything you need. The one member of staff we met was generally helpful and freindly.
The rest:
My boyfreind and I are in our twenties and pretty active and for us the walk to the centre of town is at least 45 mins, not the advertised 15, down busy streets, often with no pavement. The room was not cleaned for out entire stay (6 nights), the sheets were not changed. The bathroom was not cleaned. There was no preperation for our arrival- we had informed the B&B our approximate arrival time. Despite that no-one was in it took us about 45 mins of phone calls and waiting to get in.
However, the upsetting bit was the attitude of the owners. We realised that the space advertised as a space for guests to relax was, in fact, their living room. They kept the door closed and made it plain that we were not welcome. They also had screaming arguments that could be heard throughout the house every night they were there. They were, at every point we interacted with them uninterested and unfriendly. I understand having a bad day or two but the arguments and attitude continued for the entirity of our stay.
Overall: if you're doing a tour of Tuscany by car and need a spot to stay for the night then head off again, I'm sure this would be fine. However, if you want a clean, friendly base for a longer stay in the area, this is absolutely NOT to be recommeded.
